Director - Development Strategy (SPA4 -COBU-50013077)

This is a strategy-focused role within the Office Business Unit, responsible for shaping Qiddiya's office portfolio and ensuring products, phasing, and development plans are aligned with market demand and business objectives. The role combines market intelligence, commercial analysis, and stakeholder engagement to support the delivery of commercially successful office developments across Qiddiya.

Key Responsibilities

• Develop office portfolio, asset, and product strategies aligned with market demand and business objectives.
• Prepare business cases, strategic recommendations, and management presentations.
• Conduct market research, benchmarking, and occupier analysis to inform development decisions.
• Assess office market risks and opportunities and recommend mitigation strategies.
• Define office products, tenant positioning, and customer value propositions.
• Support the identification of anchor occupiers, strategic partners, and key demand drivers.
• Work with Development, Design, Delivery, Leasing, and Operations teams to optimise project outcomes.
• Develop recommendations on project phasing, prioritisation, and investment decisions.
• Manage external consultants and advisory workstreams.
• Support engagement with key stakeholders both internally and externally.
• Bachelor's degree in Engineering or a related field (Master's degree preferred)
• Minimum of 10-12 years of experience in management consulting, real estate strategy, development, or a related field.
• Strong understanding of real estate markets, occupier requirements, and development economics.
• Experience in market analysis, business planning, and strategic recommendations.
• Strong analytical, communication, and stakeholder management skills.
