POSITION SUMMARY
Carroll Daniel Engineering is seeking an experienced Project Manager to join our Design-Build Division. This role will lead and coordinate multidisciplinary engineering teams—both internal and external resources—to successfully deliver integrated design packages for Design-Build projects and support the Operations team throughout the construction phase.
The Design-Build Project Manager will work together with the Director, Preconstruction and Operations Teams to ensure that the owner’s objectives are realized, Carroll Daniel’s goals are met, and the design is integrated with the construction. The Design-Build Project Manager ensures project success through monitoring the processes, progress, and results of the following: Client satisfaction, team effectiveness, risk mitigation, financial goals, quality and schedule. Serving as the quarterback between the Owner, Designers, Carroll Daniel and Subcontractors, the Design-Build Project Manager balances design and construction needs simultaneously.
Organizational Relationship
The Design-Build Project Manager operates within the Design Department but will exclusively serve the Design-Build Division.
POSITION RESPONSIBILITIES
Design-Build Project Manager Specific
- Support participation in project pursuits, including determining project scope, developing proposal deliverables, and participating in presentations and interviews.
- Accountable to the Project Team and manages the flow of project information in and out of the development of design and construction.
- Integrate design, facilities communication amongst team members, responsible to maintain design within budgets, and support design progression to maintain construction schedule
- Have multi-disciplinary fluency in architectural design, engineering, preconstruction processes and construction processes.
- Develops manhour estimates and project budgets for capital projects.
Preconstruction Process
Along with the construction Operations Team Lead, coordinate with Preconstruction and Design to ensure the appropriate Budget is established, all design and preconstruction meetings are conducted, as required.
Work with Preconstruction to analyze alternative design options
Oversee Project Design
- Establish alignment regarding the Owner’s overall Objectives that will drive the design
- Integrate the entire team of designers, preconstruction, construction, Owner and any external consultants.
- Working with General Counsel, contract with all needed consultants.
- Determine required third party consultants and reports for geotechnical, Phase one, Hazardous Materials, etc.
- Ensure the design progresses within the established budget
- Establish an overall design schedule to support the start of construction
- Establish required design parameters from the Owner objectives
- Establish decision making authority amongst the team members
- Establish critical Owner Information required to perform design
- Ensure smooth transition from Design Phase to Construction Phase activities
Qualifications
REQUIRED CAPABILITIES
Design-Build Project Manager Specific
- Candidates must have professional writing, presentation, and communication skills, and the ability to develop client relationships.
- Provide project management support to leadership team by helping to manage/resolve issues, risks, and re-planning efforts.
- Detail oriented and thorough, with strong follow-up skills.
- Proficient with software applications, particularly Microsoft Outlook, Word, Excel, and Power Point.
WORKING CONDITIONS
In general, performance of the job has the Design-Build Project Project Manager operating from an office location vs a project location and will oversee multiple projects at one time.
The Design-Build Project Manager will be subject to jobsite conditions and therefore should be able to cope with and withstand these conditions.
This role may require occasional overnight travel to client locations based on project requirements.
EDUCATION & EXPERIENCE
Education: Bachelor’s Degree in Architecture, Engineering, or related field
Experience: 10+ years of experience in the A/E Building Design & Construction industry; 5+ years of experience in Design-Build and managing teams through the process of Design Integration to Start of Construction
Previous experience in industrial facility projects is desirable.
Experienced in Design-Build and Progressive Design-Build Best Practices
