About The Role

KRA	Key Performance Expectations
Rental Savings	Deliver measurable rental savings through rent renegotiations, concessions, waivers, and optimization of rentals at underperforming stores.
Escalation Waivers	Achieve commercially viable waivers or reductions against eligible rental escalations through proactive negotiations.
Rental Payment Discipline	Ensure timely and accurate processing of rent, CAM, and other applicable property-related payments.
Lease Renewal Management	Ensure timely completion of renewals and minimize avoidable lease expiries or contractual lapses.
Agreement Registration & Compliance	Complete agreement registrations within applicable timelines and maintain accurate compliance records.
Contract Creation & Validation	Ensure accurate and timely creation and validation of lease contracts in internal systems to facilitate payment release.
Landlord Relationship Management	Maintain effective landlord relationships and resolve disputes while protecting business interests.
Store Issue Resolution	Resolve property-related store issues within agreed timelines and minimize operational disruption.
Legal & Contractual Risk Management	Identify contractual risks and coordinate with Legal to resolve complex landlord and lease-related matters.
MIS & Reporting	Maintain accurate trackers, proactive alerts, and timely management reporting.
Portfolio Management	Effectively manage landlord accounts with strong prioritization, follow-up, and execution discipline.
