LUMA Residential is looking for an experienced Apartment Service Manager to lead maintenance operations at Woodland Hills Apartments, a 250-unit community in Irving.

If you know apartment maintenance, can lead and develop a service team, and take pride in keeping a community operating at its best, we want to hear from you.

What You'll Do

As Service Manager, you'll take ownership of the community's maintenance operations, including:

Lead, train, schedule, and support the onsite service team
Oversee service requests and ensure repairs are completed accurately and promptly
Manage apartment make-readies and help ensure homes are ready for scheduled move-ins
Diagnose and perform HVAC, electrical, plumbing, appliance, and general maintenance repairs
Manage preventive maintenance programs, inspections, inventory, and supplies
Maintain strong curb appeal and property standards
Promote safe work practices and ensure company safety procedures are followed
Partner closely with the Property Manager to prioritize community needs and resident satisfaction
Participate in the rotating on-call schedule for after-hours emergencies

QualificationsWhat We're Looking For

2+ years of apartment maintenance experience required
Previous Service Manager, Maintenance Supervisor, Lead Technician, or similar leadership experience strongly preferred
Strong HVAC troubleshooting and repair experience
EPA/CFC Type II certification required
Pool certification or ability to obtain as required
Strong leadership, organization, and problem-solving skills
Ability to manage multiple priorities and lead by example
Valid driver's license and active automobile liability insurance
Reliable transportation and required maintenance tools
High school diploma or equivalent
