Property Manager – Columbus, OH

Smartland is looking for an experienced, results-driven Property Manager to lead a 120+ unit residential portfolio in Columbus, Ohio .

This is a leadership position for someone who can drive strong occupancy, collections, resident satisfaction, and team performance while helping protect and grow the value of the portfolio.

Key Responsibilities

• Lead and hold leasing and maintenance teams accountable
• Drive occupancy, leasing, and collections performance
• Oversee unit turns and maintenance operations
• Monitor KPIs, budgets, and financial performance
• Build strong resident relationships and improve retention
• Identify issues quickly and take action to improve results

Qualifications

• 2+ years of multifamily property management experience
• Strong knowledge of Fair Housing regulations
• Experience managing leasing and maintenance teams
• Strong understanding of budgets, KPIs, and property performance
• Organized, decisive, and results-oriented

Schedule

Monday–Friday | Occasional evenings/weekends

Compensation

• $80,000 base salary
• Performance incentives bringing total compensation up to and over $100,000
