About The Role

Senior Maintenance Coordinator Role Overview Seeking an experienced Senior Maintenance Coordinator to drive property maintenance operations across our tech-enabled single-family rental portfolio. This role serves as an escalation lead for complex repair issues, overseeing end-to-end work order lifecycles, evaluating vendor performance, and ensuring a high standard of resident and owner satisfaction. Key Responsibilities Work Order Management & Triage: Intake, prioritize, and dispatch maintenance requests using Darwin’s property management platform; troubleshoot technical issues remotely to determine accurate repair scopes. Escalation Lead: Act as the primary point of contact for complex repairs, structural issues, after-hours emergencies, and sensitive resident or owner escalations. Vendor Operations & Quality Assurance: Source, vet, and oversee third-party vendors and trade contractors; track performance against service level agreements (SLAs), pricing guidelines, and quality standards. Estimate & Cost Control: Review contractor scopes of work, audit maintenance quotes for accuracy, and acquire necessary property owner authorizations in accordance with management agreements. Cross-Functional Alignment: Collaborate with local operations leadership (VPOs) and regional property teams to streamline unit turnarounds and reduce overall maintenance resolution times. Process Improvement: Analyze recurring maintenance trends and work order bottlenecks to refine internal workflows and enhance operational efficiency. Qualifications & Requirements Experience: 2+ years of experience in residential property management, single-family rental (SFR) operations, or facilities maintenance coordination. Technical Knowledge: Strong working knowledge of residential trade systems, including HVAC, plumbing, electrical, roofing, and general carpentry. Software Proficiency: Familiarity with modern property management and ticketing platforms (e.g., AppFolio, Zendesk, or proprietary work order systems). Communication & Negotiation: Superior written and verbal communication skills with proven success in vendor price negotiation and customer resolution. Flexibility: Ability to work a flexible schedule, including rotational on-call coverage for emergency maintenance needs. Preferred Qualifications Bachelor's degree or equivalent practical experience in real estate or construction management. Trade certifications (e.g., HVAC, OSHA) or property management credentials (e.g., CAM, CAPS).
