At Prospect Property Management & Maintenance , we maintain and improve residential properties across the Greater Lehigh Valley area.

We’re looking for a hands-on maintenance leader who is comfortable wearing multiple hats: leading a small crew, troubleshooting property issues, and jumping in to get the work done.

This is not a desk manager role.

This is ideal for someone who enjoys facilities/property maintenance, leading by example, problem solving, and keeping operations running smoothly.

What You'll Be Responsible For

You’ll oversee a small 2-person maintenance team while remaining heavily involved in day-to-day field operations.

Responsibilities include

• Leading, training, and coordinating maintenance technicians and vendors
• Managing work orders, turnovers, inspections, and preventive maintenance
• Performing hands-on maintenance work across residential properties including:

• — Plumbing repairs
• — Electrical troubleshooting & minor repairs
• — HVAC maintenance/troubleshooting
• — Drywall, painting, carpentry, doors/windows
• — General property upkeep & repairs

• Conducting move-out / turnover inspections and ensuring units are rent-ready
• Managing materials, supplies, tools, and maintenance documentation
• Updating work orders and maintenance activity in AppFolio (or similar systems)
• Communicating professionally with residents, vendors, and internal team members

Requirements

What We’re Looking For

You’re likely a fit if you have

• ✔ Strong hands-on maintenance experience (property, facilities, residential, commercial, or multifamily)
• ✔ Experience across multiple trades: plumbing, electrical, HVAC, carpentry, drywall, painting, general repairs
• ✔ Experience leading or coordinating technicians, vendors, or small crews
• ✔ Ability to prioritize work independently and stay organized
• ✔ Comfortable balancing leadership responsibilities with rolling up your sleeves when needed
• ✔ Valid driver’s license, reliable transportation, and personal tools
• AppFolio / CMMS experience is a plus but not required.

Requirements

• Valid driver’s license and reliable personal vehicle
• Ability to travel locally between properties in the Allentown area
• Personal tools required to perform maintenance tasks
• Ability to work independently while coordinating with management
• Willingness to work occasional evenings or weekends if urgent issues arise

Benefits

Compensation & Schedule

• $30–35/hr (W2)
• Performance Bonus: Up to 10% annually

Schedule

• Monday–Friday
• 8:00 AM – 4:30 PM
