About The Role
The Construction Superintendent will be responsible for overseeing day-to-day operations for site supervision of Sub Contractors and ensuring that project are completed successfully, on time, within budget, and in compliance with quality and safety standards. The project is a 30KSF strip Center ground up. The role of a Construction Superintendent includes the following responsibilities:
Responsibilities
Site Management
Superintendent is on-site to manage and coordinate all construction activities. Person will ensure that the work is progressing according to the project plan, specifications, and quality standards.
Schedule Management
Superintendent will be responsible for maintaining and updating the construction schedule and 3 Week Look Ahead
Quality Control
Person will monitor and enforce the quality of work, ensuring that construction meets the specified standards and adheres to the project's plans and drawings.
Safety Oversight
Safety is a top priority for Project Superintendents. They enforce safety procedures, conduct safety meetings, and address any safety concerns promptly to maintain a safe work environment.
Communication
Project Superintendents serve as a central point of communication between the project team, subcontractors, and other stakeholders. They keep everyone informed about project progress, changes, and issues.
Documentation
They maintain accurate and detailed records of project progress, including daily reports, RFIs, Submittals and other documentation. These records are essential for tracking project developments and maintaining accountability.
Budget Management
Project Superintendents work closely with project managers to manage the project's budget. They track expenses and ensure that the project stays within financial constraints.
Regulatory Compliance
They ensure that the construction project complies with local building codes and regulations. This may involve obtaining necessary permits and approvals.
Qualifications
Education
A degree in construction management, civil engineering, or a related field preferred or vocational or technical training in construction.
Experience
Construction industry experience is crucial. At least 5 years of experience in construction, Experience as a construction foreman or in a similar supervisory role is beneficial.
Certifications
Some certifications can enhance your qualifications. These may include Occupational Safety and Health Administration (OSHA) certifications, first aid/CPR certifications, and Super's License.
Knowledge of Building Codes and Regulations
An understanding of local and national building codes and regulations is crucial to ensure compliance during construction.
Budget and Cost Management
Properly Sourcing and vetting labor and qualified sub contractors
Safety Awareness
A strong commitment to safety is crucial. Knowledge of safety protocols and the ability to enforce them on the construction site are important qualifications.
Technical Skills
Proficiency in reading blue prints, using drop box, scheduling software,Total Station and other relevant tools is often expected. Familiarity with AutoCAD or other design software can be a plus.
Valid Driver's License
A valid driver's license is often required, as Superintendents may need to travel between construction sites.
