About The Role

Job Purpose You will be responsible for the overall property management of SMRT/BUS/etc. shops, miscellaneous and others as directed by Manager or Branch Manager. Supported by a team of Engineers/Technicians, you are required to plan, formulate, manage and oversee as follows: Responsibilities Tenant Management • Lead the team in attending to tenants’ maintenance and technical requests promptly and professionally. • Handle and resolve tenant disputes, escalating to senior management when necessary. • Recommend corrective, preventive, or improvement measures to enhance the operation and efficiency of commercial spaces. • Manage the hand over/take over (“HOTO”) of system such as air-con/electrical/building works/metering/fire protection and exhaust system etc to and from tenants. • Ensure all handover/ take over (“HOTO”) records of M&E items for existing and new tenants are properly maintained and updated. • In cases of non-compliance Trains’ security and safety aspects, prepare an incident report detailing findings, actions taken, recommendations and the respective tenant’s personnel in charge to provide a draft of incident report and it does not exclude attending WSSQ sessions to present these findings and recommendations. • Maintain a strong understanding of safety, security and statutory regulations, ensuring full compliance with SMRT guidelines and all relevant authorities, etc. • Coordinate and execute maintenance and tenancy related work promptly and efficiently. • Oversee the maintenance management of all units within SMRT lines, covering M&E equipment, fire safety systems, energy and recycling programs, portable grease traps (PGT), and exhaust systems. • Exercise due diligence in adhering to maintenance regimes, schedules, and standards to ensure all building installations and systems are properly maintained. • Plan and stagger staff working hours to ensure adequate coverage and remain contactable on a 24-hour basis via mobile phone for any emergency arises. • Ensure all tenant-related services (e.g., air-conditioning, kitchen exhaust systems) are wellmaintained, functional, and promptly repaired to ensure uninterrupted service delivery. • Provision of services such as air-con, kitchen exhaust system, <etc.to> the tenants are timely serviced, good condition, repaired, etc. so that these services to the tenants are adequately serviced at all times. Administration of Electricity and Air con charges • Ensure proper records and documentation of all electricity and air-con charges transactions and accounts relating to the management and maintenance of the site. • Plan and manage budgets for all cyclical or ad hoc replacement of system, equipment and components. • Coordinate procurement activities such as planning resources for calling tender, request for quotations, etc. Environmental Sustainability • Oversee, develop, manage and support environmental sustainability framework and policies for commercial spaces, in consultation with Trains and LRT • Manage initiatives related to BCA Green Mark certification, and other sustainability programs, if any. Quality and Compliance Management • Act as liaison to ensure quality service delivery in coordination with relevant SMRT Trains internal departments. • Conduct regular inspections of all commercial spaces (shops, event spaces, machines and media inventories) to ensure compliance with safety, security & environmental controlstandards. • Advise tenants on service quality, operations improvements and environmental management practices. • Ensure and monitor compliance with statutory requirements, authority regulations, and company policies and guidelines. Commercial Space Asset Enhancement • Collaborate with internal stakeholders on commercial space asset enhancement programs. • Incorporate station upgrade initiatives to improve connectivity and enhance the commuter travel experience. Others • Perform any other duties as assigned by Manager or Branch Manager as deemed necessary to improve the efficiency and productivity of the branch’s scope of work. Qualifications & Work Experience Diploma/Degree in Mechanical/Electrical Engineering with a minimum of 5 years of relevant Working experience. Skills • Self-driven and results-oriented with strong leadership skills to guide the team to excellence under tight deadlines. • Excellent written and verbal communication skills to liaise effectively with internal teams, tenants and stakeholders. • Attention to details and a solid understanding of the retail/commercial property industry will be an advantage. • Ability to coordinate multiple priorities, manage resources efficiently, and make informed decisions. • Strong problem-solving and analytical skills to address operational, technical, and tenant related challenges effectively
