About The Role

ESSENTIAL JOB FUNCTIONS:
Building Systems and Maintenance
-
Learn the function of operating building equipment and systems as directed by the Chief and/or Assistant Chief Engineer by observing building engineers in their duties.
-
Perform preventative and general maintenance and assist with minor repairs to building and mechanical operating systems.
-
Maintain 90%+ completion of preventative maintenance (PM) assignments.
-
Optimize the repair and operation of HVAC, electrical and plumbing equipment and systems.
-
Troubleshoot and repair equipment and system problems so that issues are resolved on the first attempt, in a cost-effective manner.
-
Perform restroom plumbing repairs and maintenance.
-
Replace light bulbs/tubes and ceiling tiles as needed.
-
Assist with tenant improvement construction projects, as needed.
Tenant Service
-
Respond to tenant work requests in a manner that reduces repeat work orders and eliminates recurring problems.
-
Use the computerized maintenance management system (CMMS) to complete tenant work requests, preventative maintenance assignments and unscheduled maintenance tasks.

Use productivity tools, such as a smart phone, to complete tenant work orders and preventative maintenance tasks.
-
Accept and make package deliveries from vendors to tenants, as needed.
-
Support leasing efforts, as needed.
Building Upkeep

Clean general areas, restrooms, stairwells and air ducts.

Perform waste removal.
-
Assist with snow removal.
Safety, Training and Continuous Improvement
-
Comply with safety and environmental procedures, including hazard communication and lockout/tagout programs.

Complete required safety classes that pertain to specific job duties.
-
Participate in engineering training programs and initiatives, such as TPC, as needed or as suggested by the Chief Engineer.

Help foster a work environment that promotes energy conservation and continuous improvement of engineering functions.

Perform other duties as assigned.
SKILLS, EDUCATION AND EXPERIENCE:
Required
-
High school diploma or General Education Development (GED) certificate.
-
Minimum 1 year of facilities maintenance, janitorial or engineering experience.
-
Strong interpersonal skills and the ability to work as a team member in a demanding service environment.
-
Ability to handle multiple projects and priorities.
-
Ability to complete required safety classes that pertain to specific job duties.
-
Reliable transportation and availability for after-hours emergency calls.
Preferred
-
Two to three years of relevant experience in a modern office building.
-
Two-year trade school certificate emphasizing HVAC, electrical, plumbing, life safety and building control systems.

Strong hands-on troubleshooting skills in HVAC, electrical and plumbing.

Ability to read and comprehend blueprints, drawings, schematics, specifications, codes and handbooks.
-
Ability to use testing devices related to the mechanical trades.
-
Working knowledge of computers and CMMS platforms.
Salary Range Language
The expected base salary for this position ranges from $60,000 to $65,000 annually. The actual base salary will be determined on an individualized basis taking into account a wide range of factors including, but not limited to, relevant skills, experience, education, and, where applicable, licenses or certifications held. In addition to base salary and a competitive benefits package (including health, vision, and dental insurance, paid time off and a 401(k) retirement plan with employer matching), this position may be eligible for additional types of compensation including discretionary bonuses and other short- and long-term incentives (e.g., deferred cash, equity, etc.).
WORKING CONDITIONS:
Normal working conditions with the absence of disagreeable elements. Duties may include seasonal outdoor work such as snow removal and after-hours response to building emergencies.
