Job Overview
The Maintenance Technician,IIis responsible forthe maintenance, repair, and safe operation of building systems and infrastructure withinassignedportfolio. This role ensures that all systems—including HVAC, plumbing, electrical, and life safety—are functioning efficiently and in compliance with healthcare regulations. The technician plays a critical role inmaintaininga safe, clean, and operational environment for patients, staff, and visitors.

EssentialDuties

General:
-
Complete and accurately record all maintenance work orders according to priority and company policies.

Understand building plans and specifications at each location withinportfolio.

Calculate amounts of required materials, and cost estimates based on workorder and other relevant factors.

Maintain inventory onmaterials used on projectsandrepairs.
-
Complete assigned work according to best practiceand director from supervisor.
-
Perform routine, non-licensed electricalinspections;troubleshoot and test electrical equipment for safety and efficiency using various testing instruments.

Replace receptacles, wall switches, light fixtures, ceiling fans, kitchen hoods, ballasts, light bulbs, etc.

Coordinate major electrical repairs and maintenance with qualified electrician, as directed by the Supervisor or Manager of Facilities

Perform minor plumbing repairs, such as faucet replacements, toilet installations, disposals, outlets, and light fixtures.

Conductscheduledinspections on building systems and propertyidentifybest solutions for remedy.

Maintain all HVAC systems and associated equipment.
-
Maintain companyequipment, ensuring proper care, inventory, and functionality.
-
Assistin the coordination of renovations, preventative maintenance, and capital improvement projects.
-
Carry the emergency maintenance phone on a rotating schedule.

Assistwith snow and iceremovalas necessary.

Coordinate with vendors and contractors for specialized repairs or installations
-
Support emergency preparedness efforts, including backup power systems and evacuation procedures

Perform other duties as assigned.
Regulatory & Compliance:

Comply withlaws,regulations, policies, and procedures under whichthe programand companyoperates.

Assistin crisis situations asappropriate.

Maintainaccurateandup-to-date documentationthatensurescompliance with all agency policies and procedures and local, state, and federal regulationsandrequirements.

Follow safety protocols, including handling hazardous materials, water contaminants, and biohazards.

Adhere to HIPAA, fire regulations, and compliance standards for facility operations.
-
Understandsafetyregulations and evacuation procedures;participatein regular safety drills in compliance withprogrampolicies and procedures.

Completeassignedemployee trainingin compliancewith program and companyrequirements.
-
Provide guidance, support, and training to other staff in alignment with company mission and values.
-
Participate in all scheduled staff meetings, supervision sessions, and other departmental andcompanymeetings.

Qualifications

Education:
Required:
High school diploma, GED, or equivalent.
Preferred:
Technical certification or associate degree in building maintenance, HVAC, or related field
Experience:
Required:
Minimum 5 years of experience in facilities maintenance, preferably in a healthcare or medical setting
Preferred:
Experience working inmultifamily housing, commercial properties, or with individuals experiencing mental health and addiction challenges.
Specialized Knowledge,Skills,&Abilities:
Strong knowledge of building systems, including HVAC, plumbing, electrical, and fire safety
Familiarity with healthcare compliance standards (e.g., Joint Commission, HIPAA, infection control)
Ability to read blueprints, schematics, and technical manuals
Proficient in using maintenance management software (CMMS)
Excellent troubleshooting and problem-solving skills
Strong communicationand interpersonal skills
Ability to work independently and as part of a team
Other:
Possess a valid driver’s license,minimum of one yeardrivinghistory, ability to pass Driver Motor Vehicle (DMV) check and complete the Cascadia online Defensive Driving course.
Must be available for occasional evening, weekend, or emergency work.

WorkingConditions
Environmental:
Work is performed inone or more of the following:administrative andclinical offices, acute care settings and communitysettingincluding client residences,correctional facilities, shelters, hospitals, publicplacesand other social service sites. Meal periods and breaks are subject to interruption.Universal Precautions andremainingalert to the environment are critical to address the potential for violent behavior, exposure to disease, biohazards,noise,and contaminants.
MentalDemands:
The work assigned is diverse and involves addressing new and unusual circumstances.The work regularly involves a degree of unpredictability and disruption of planned tasks requiring a flexible time management approach. In addition, this position requires exercising sound judgment.
