<div>The Maintenance Supervisor is responsible for supervising and coordinating all phases of physical maintenance for a multi-family property. Responsibilities include general maintenance, supervision of maintenance staff (if applicable), prioritizing work schedules, expense control, adherence to preventive maintenance programs, and compliance with state and federal safety programs.</div>

<div><strong>Hourly Pay Range:</strong></div>
<div><strong>$30.00 - $33.00 DOE</strong></div>
<p><strong>What you’ll do - Includes but are not limited to:</strong></p>
<h4>GENERAL MAINTENANCE RESPONSIBILITIES:</h4>
<ul>
<li>Oversee all aspects of property maintenance, including preventive, corrective, deferred, and emergency maintenance.</li>
<li>Prepare or assist in preparing market-ready apartments (painting, carpet cleaning, repairs, housekeeping) within 3-5 days of vacancy.</li>
<li>Perform preventive maintenance tasks and maintain detailed records.</li>
<li>Ensure accurate inventory control of tools, equipment, and supplies.</li>
<li>Use and enforce the use of personal protective equipment (back belts, goggles, gloves, etc.).</li>
<li>Conduct apartment move-in and move-out inspections as directed by site management.</li>
<li>Ensure timely completion of maintenance requests (within 24 hours unless delays are communicated to residents).</li>
<li>Adhere to monthly preventive maintenance directives for lighting, fire safety, pool/spa, life safety hazards, and signage.</li>
<li>Maintain familiarity with and post maps of utility shutoffs and sewer cleanouts; ensure staff is trained accordingly.</li>
<li>Control expenses and seek approval from the Community Manager for expenditures.</li>
<li>Perform on-call emergency services as required.</li>
<li>Ensure community curb appeal and cleanliness, including grounds, laundry rooms, pools/spas, recreation rooms, and common areas.</li>
<li>Comply with injury and illness prevention policies, including maintaining Material Safety Data Sheets (MSDS).</li>
</ul>
<h4><strong>ADMINISTRATIVE/LEADERSHIP FUNCTIONS:</strong></h4>
<ul>
<li>Supervise, train, and evaluate maintenance staff.</li>
<li>Collaborate with the Property Manager to hire, train, and review maintenance personnel.</li>
<li>Coordinate activities between management and maintenance teams.</li>
<li>Uphold high standards of resident service and relations.</li>
<li>Monitor and assist with capital improvement projects.</li>
<li>Recommend measures to improve operations, safety, and quality of service.</li>
<li>Conduct monthly safety meetings and enforce safe work practices.</li>
<li>Ensure compliance with Fair Housing laws and standards.</li>
<li>Maintain open communication with the Property Manager and other staff, promptly reporting maintenance issues or safety deficiencies.</li>
<li>Responsible for ensuring the timely and accurate submission of time sheets for their team.</li>
<li>Represents Sunrise Management and the community you work for in a professional manner at all times. Maintains a positive businesslike attitude and neat, clean, dress (including Sunrise Management issued work shirt) and appropriate grooming.</li>
</ul>
<p><strong>What you will need:</strong></p>
<ul>
<li>2 years of Property Maintenance Experience is preferred.</li>
<li>Certificate from college/technical school or two years of related experience/training; proficiency in Microsoft Office.</li>
<li>Must be able to speak, read, write, and understand English to effectively perform job duties and communicate with residents, staff, and management.</li>
