Surveyor (Disrepair)

• Use your surveying expertise to resolve complex repairs and disrepair in residents’ homes.
• We’re looking for an experienced Disrepair Surveyor to lead the technical assessment and progression of disrepair and complex repair cases across our homes.

The role

This is a hands-on, predominantly site-based role. You’ll inspect properties, diagnose defects and take responsibility for ensuring the right remedial works are specified, progressed and completed to the required standard.

You’ll

• inspect homes and communal areas, diagnose defects and determine appropriate remedial works
• lead the delivery of legal disrepair remedial works, ensuring works meet agreed settlements and timescales
• prepare detailed specifications and schedules of work
• monitor works through to completion, resolving technical, contractor and access issues
• undertake post-inspections and quality assurance of completed works
• monitor contractor performance against agreed standards and KPIs
• work closely with residents, contractors, Legal, Tenancy and Property colleagues to resolve complex cases
• provide witness statements and represent the Council at court where required.

• What we’re looking for
• You’ll bring significant property maintenance and surveying experience, with strong technical knowledge of building construction, maintenance and the diagnosis of property defects.

You’ll need

• strong property inspection, diagnostic and surveying skills
• experience of responsive repairs within social housing or a comparable property environment
• a track record of delivering legal disrepair remedial works
• experience preparing specifications and schedules of work
• experience managing contractors and monitoring works through to completion
• knowledge of relevant building, health and safety and CDM requirements
• the ability to assess variations, completed works, invoices and valuations
• strong customer, communication and negotiation skills, including experience resolving complex repair or property issues with residents
• the ability to manage a high-volume mobile workload and make sound professional judgements independently.

An HNC, trade qualification or equivalent building construction/property experience is desirable.

A full driving licence and car insurance covering business use are required. An essential car user allowance applies.
