Experienced Commercial Title Searcher

POSITION OVERVIEW

• Seeking an experienced Commercial Title Searcher with deep expertise in Texas commercial title work to join
• its team. This role is responsible for conducting thorough, accurate title searches on complex commercial
• properties — including specialized asset classes such as electricity, solar, oil & gas, minerals, renewables,
• wind farms, data centers, and agriculture — and preparing title reports that support title insurance
• underwriting. The ideal candidate brings over a decade of hands-on Texas title search experience, extensive
• proficiency with Title Data (TDI), and a meticulous eye for identifying and resolving issues in the chain of
• title.

KEY RESPONSIBILITIES

• ● Conduct commercial title searches across Texas, with a focus on complex and specialized property
• types including electricity, solar, oil & gas, minerals, renewables, wind farms, data centers, and
• agriculture.
• ● Perform extensive research using Title Data (TDI) to compile complete and accurate title histories.
• ● Plot legal descriptions and use them to trace, reconstruct, and resolve the chain of titles.
• ● Conduct title research and prepare title reports used to support title insurance underwriting.
• ● Determine the completeness of title reports, identify clouds on title, and validate the applicability of
• documents included in the report.
• ● Verify that all pertinent parties to a title have been correctly researched and documented.
• ● Conduct Patent to Property research when required by an engagement.
• ● Perform extended look-back searches spanning 60–100 years when required by an engagement.
• ● Train, mentor, and support other title searchers on research methodology, tools, and quality standards.

REQUIRED QUALIFICATIONS

• ● 10+ years of specific experience preparing commercial title search reports in Texas.
• ● 10+ years of extensive experience using Title Data (TDI).
• ● Demonstrated experience with complex title searches, ideally within one or more of the following
• industries: Electricity, Solar, Oil & Gas, Mineral, Renewables, Wind Farms, Data Centers, or
• Agriculture.
• ● Proven ability to plot legal descriptions and use them to resolve the chain of titles.
• ● Experience with chain of title research and preparation of title reports used for title insurance.
• ● Strong proficiency in determining the completeness of title reports, identifying clouds on title, and
• validating the applicability of documents to a title report.
• ● Meticulous attention to detail, with experience ensuring all pertinent parties are correctly researched
• and documented.

PREFERRED QUALIFICATIONS

• ● Experience training other employees, with management experience strongly preferred.
• ● Experience with Patent to Property research.
• ● Experience conducting 60–100-year look-back searches
