About The Role

Sutton Real Estate Company is seeking a Property Superintendent to be is responsible for the day-to-day maintenance, appearance, safety, and overall physical condition of properties managed by the real estate firm. This position serves as a hands-on representative of the company and works closely with property management, tenants, vendors, contractors, and service providers to ensure properties are well maintained, safe, clean, and operating efficiently.

The ideal candidate is dependable, mechanically inclined, organized, customer-service oriented, and comfortable working independently while managing multiple priorities.

Property Maintenance & Operations

  • Conduct routine inspections of assigned properties and identify maintenance, repair, safety, and cleanliness concerns.
  • Perform general building maintenance and minor repairs, including basic plumbing, electrical, carpentry, painting, drywall, doors, locks, fixtures, and other building components.
  • Maintain common areas, entrances, hallways, grounds, mechanical areas, and other property spaces in a clean, orderly, and presentable condition.
  • Monitor building systems and equipment and report issues requiring specialized service or major repair.
  • Respond promptly to maintenance requests, emergencies, and urgent property concerns.
  • Coordinate and/or perform seasonal property maintenance, including snow removal, ice management, landscaping, and other weather-related needs.
  • Maintain appropriate inventory of maintenance supplies, tools, and equipment.
  • Assist with preparation of vacant units or spaces for new tenants, including cleaning, repairs, touch-ups, and general turnover work.

Vendor & Contractor Coordination

  • Coordinate with outside contractors, vendors, and service providers as directed by Property Management.
  • Provide access to properties for contractors and monitor work to ensure services are completed appropriately.
  • Report deficiencies, delays, or additional repair needs to Property Management.
  • Maintain professional relationships with vendors, tenants, and building occupants.

Tenant & Customer Service

  • Serve as a professional and responsive point of contact for routine property-related concerns.
  • Respond to tenant maintenance requests and communicate updates regarding the status of repairs.
  • Maintain a professional, courteous, and service-oriented approach when interacting with tenants and visitors.
  • Escalate tenant concerns, emergencies, or issues outside the scope of responsibility to Property Management.

Safety & Compliance

  • Conduct regular property walkthroughs to identify potential safety hazards, maintenance issues, or code-related concerns.
  • Immediately report significant safety concerns, property damage, water leaks, equipment failures, or other emergencies.
  • Follow all company policies and applicable safety requirements.
  • Assist with emergency response and property-related incidents when necessary.
  • Ensure maintenance activities are performed safely and appropriately.

Administrative Responsibilities

  • Maintain accurate records of completed maintenance, inspections, repairs, service calls, and property issues.
  • Communicate regularly with Property Management regarding property conditions, outstanding repairs, and anticipated maintenance needs.
  • Track work orders and follow up on outstanding items.
  • Notify management of recurring maintenance issues and recommend preventative maintenance opportunities.
  • Assist with property projects, inspections, move-ins, move-outs, and other operational activities as needed.

Qualifications

  • High school diploma or equivalent preferred.
  • Previous experience in property maintenance, building maintenance, facilities, construction, apartment maintenance, or a related field preferred.
  • General knowledge of plumbing, electrical, carpentry, HVAC, painting, drywall, and other basic building maintenance.
  • Strong mechanical aptitude and troubleshooting skills.
  • Ability to use common hand and power tools safely.
  • Ability to work independently and prioritize multiple maintenance requests.
  • Strong communication and customer-service skills.
  • Dependable, organized, and responsive.
  • Ability to interact professionally with tenants, vendors, contractors, and coworkers.
  • Valid driver's license and reliable transportation may be required.

Physical Requirements

  • Ability to stand, walk, bend, kneel, climb stairs, and work in various positions for extended periods.
  • Ability to lift and carry maintenance materials and equipment.
  • Ability to work indoors and outdoors in varying weather conditions.
  • Ability to safely use ladders and common maintenance tools and equipment.
  • Ability to respond to occasional after-hours emergencies, depending on property requirements.
  • Schedule: Full-Time | Monday–Friday 7:00am – 3:30pm
  • This position will require on call rotation for on property needs and work order emergency situations.

Compensation & Benefits

  • Pay Rate: $25.00 - $28.00 per hour based on experience and qualifications.
  • Benefits may include health insurance, paid time off, retirement plan, company vehicle or mileage reimbursement, and other company-sponsored benefits, as applicable.
