Building Maintenance Tech III - Full Time, Days

This position typically starts at $26 per hour and works a variable schedule, including evenings, weekends and holidays. Team members begin accruing PTO starting on day one, and full‑time employees are eligible for benefits after 90 days.
Serves as a senior multi-skilled technician and technical resource for complex, high-impact, or recurring facility issues. Leads field execution for assigned projects and shutdowns, performs advanced diagnostics, supports asset reliability and capital planning, coordinates specialized vendors, and mentors maintenance personnel.

• Diagnose, troubleshoot, and resolve complex or recurring issues involving HVAC, controls, electrical, plumbing, mechanical, architectural, and other building systems while analyzing equipment history, trends, and failure patterns to identify root causes and implement long-term solutions.
• Lead assigned projects, major repairs, shutdowns, installations, inspections, commissioning activities, and emergency response efforts, serving as the primary technical resource and escalation point during assigned shifts.
• Operate and support building automation and energy management systems; develop and improve preventive maintenance programs, job plans, inspection procedures, parts inventories, and equipment documentation to enhance reliability and performance.
• Provide technical guidance, hands-on training, quality reviews, and knowledge sharing for Technician I and II team members while supporting operational excellence and safe work practices.
• Review drawings, specifications, contractor submittals, and project plans; coordinate vendors and contractors in the field; monitor workmanship and progress; identify operational, safety, maintainability, and lifecycle concerns; and communicate impacts, risks, and deficiencies to leadership.
• Support asset management initiatives through condition assessments, repair-versus-replace recommendations, budget forecasting, capital planning, and the maintenance of accurate CMMS records, warranties, manuals, photos, and as-built documentation.
• Ensure all critical work is completed in accordance with required permits, lockout/tagout procedures, testing, notifications, restoration processes, and turnover documentation.
• Comply with all company policies, safety standards, emergency procedures, internal controls, and applicable regulatory requirements while maintaining all required licenses, permits, and property-specific credentials.
• Promptly report unsafe conditions, injuries, security concerns, compliance issues, equipment failures, and other hazards, while protecting confidential information and safeguarding company assets, tools, materials, keys, and access credentials.
• High school diploma or GED and at least five years of progressively responsible commercial or industrial maintenance experience, including advanced troubleshooting, project leadership, and coordination of maintenance activities, or an equivalent combination of education and experience.
• Advanced proficiency in at least one trade with strong working knowledge across multiple building systems, including the ability to interpret complex drawings, schematics, control sequences, technical specifications, and diagnostic information. Experience leading field work, coordinating vendors, mentoring technicians, and a valid driver's license may be required.
• Journeyman-level training, associate degree, trade license, or advanced technical credential in a related field, along with EPA Section 608 Universal certification when refrigerant work is assigned.
• Experience with building automation systems, central plant equipment, generators, commercial kitchens, hotel operations, gaming facilities, major renovation projects, and advanced safety training such as OSHA 30, NFPA 70E awareness, lift operation, or confined-space entry.
• Advanced knowledge of commercial building systems, maintenance practices, tools, materials, workplace hazards, and troubleshooting techniques, with the ability to assess conditions, determine appropriate corrective actions, recognize work outside authorized scope, and escalate issues as needed.
• Strong organizational, leadership, communication, and customer service skills, with the ability to manage competing priorities, coordinate work effectively, communicate with guests, employees, leaders, vendors, and contractors, and maintain accurate documentation and records.
• Ability to read, write, speak, and understand English sufficiently to follow safety procedures, respond to emergencies, and complete required documentation; additional language skills are a plus. Must maintain dependable attendance and report to work ready to perform assigned duties.

• Ability to stand, walk, bend, kneel, climb, lift and carry up to 50 pounds independently, work at heights or in confined spaces, distinguish colors, read labels and schematics, communicate by radio or telephone, and use required personal protective equipment.
• Work is performed throughout a 24/7 gaming and hospitality environment, including casino, hotel, food and beverage, entertainment, office, mechanical, rooftop, and exterior areas, and may require evenings, overnight shifts, weekends, holidays, overtime, emergency call-ins, and on-call assignments.
• May be exposed to tobacco smoke, crowds, loud noise, chemicals, energized equipment, hot surfaces, weather conditions, and other environmental factors common to hospitality and gaming operations.
• Must obtain and maintain all licenses, registrations, certifications, training requirements, gaming credentials, and other qualifications necessary for assigned duties, while meeting company standards for background checks, drug testing, and driving eligibility where applicable.
• Work involving regulated trades, refrigerants, electrical systems, elevators, fire alarm systems, boilers, or other specialized equipment must be performed only by appropriately authorized or licensed personnel.
• Consistently completes work safely, accurately, and efficiently with minimal disruption to guests and operations; maintains thorough documentation; communicates risks, unresolved issues, and resource needs; demonstrates professionalism and respect; protects company assets; supports a positive team environment; and maintains required technical proficiency through ongoing training and development.
