General Description and Classification Standards

Responsible for a wide range of maintenance and repair tasks, including heating, air conditioning, roofing, plumbing, electrical work, and general handyman duties. Conducting scheduled maintenance on building systems such as HVAC, plumbing, electrical, and mechanical systems, promptly addressing any issues that arise. In emergencies, responding promptly to ensure the safety and functionality of critical systems, even during after-hours or weekends. Maintaining detailed records of all maintenance activities and inventory to track history and manage resources effectively. Additionally, prioritizing safety by identifying and mitigating potential hazards and ensuring compliance with safety regulations. Collaboration with maintenance staff, contractors, and supervisors is essential to coordinate tasks effectively and ensure the smooth operation of city facilities.

Other duties include conducting visual inspections of buildings to identify necessary services and repairs, including replacing light bulbs, fixtures, and performing plumbing maintenance tasks. This role also involves ensuring the operational readiness of fire station vehicles by inspecting shorelines and keeping batteries charged. Additionally, corrects unsafe conditions, installs various equipment such as soap and paper towel dispensers, and conducts inspections for fire protection systems and compliance dates. Operating heavy equipment, power tools, and commercial vehicles is integral to this position, which also entails leading inspections and repairs of airfield storm drains, sewer manholes, and patching on runways and taxiways. Leadership in maintenance tasks and experience in supervisory roles contribute to the efficient operation of airport facilities and grounds maintenance.

Essential Duties and Responsibilities: These are typical responsibilities for this position and should not be construed as exclusive or all inclusive.

• Ensure operational readiness of all equipment, including chillers, lighting, doors, alarm systems, HVAC systems, electrical panels, and plumbing in restrooms and kitchens.
• Conduct morning briefings with the team to discuss tasks, goals, and updates, ensuring everyone understands their responsibilities.
• Assess progress and safety conditions at City Hall, Public Safety, and the Municipal Courthouse, reviewing completed work and addressing any issues.
• Prioritize safety by discussing procedures and guidelines with the team and ensuring compliance with OSHA standards.
• Respond promptly to communications from vendors and contractors to address questions or concerns.
• Verify availability and condition of materials and equipment for the day's work and coordinate procurement if needed.
• Ensure quality control by reviewing work to meet project specifications and standards, addressing any deviations.
• Update project documentation and reports, ensuring paperwork is accurate and up to date.
• Address unexpected issues and develop solutions to keep projects on track.
• Schedule and prepare for meetings with facilities management and contractors to provide project updates and address concerns.
• Assign tasks to team members and subcontractors as needed, ensuring clarity on expectations.
• Implement systems for tracking project progress and respond to daily service requests, troubleshooting equipment as needed.
• Conduct preventive maintenance on HVAC systems, rooftops, gutters, and icemakers, as well as perform repairs.
• Manage contractors from start to completion and communicate any opportunities or issues to department heads.
• Delegate cleaning and maintenance tasks to team members and perform routine facility maintenance.
• Prepare facilities for changing weather conditions and ensure basic facilities are well-maintained.
• Test generators, service air handlers and kitchen equipment, service showers, replace filters, belts, and light fixtures, and perform various plumbing repairs.
• Assemble and install products, furniture, and components as needed for projects and facilities maintenance.
• Ensure safety protocols are followed and address any safety hazards promptly.
• Troubleshoot equipment issues and recommend solutions for repairs or replacements.
• Clean and maintain work vehicles, including interior and exterior upkeep.
• Assist carpentry with floor maintenance projects and replace damaged ceiling tiles.
• Perform PMs and daily/weekly repairs on HVAC units, ice machines, and other HVAC-related tasks.
• Escort contractors and oversee building projects and renovations.
• Prepare reports on maintenance, repairs, safety, and other occurrences for supervisors.
• Oversee the day-to-day operations of facilities, including delegating maintenance orders and preparing for changing weather conditions.
• Manually remove waste from toilets and replace damaged sprinkler heads.
• Clean dryer vents, washer drain lines, and sewer lines, and replace washers and dryers as required.
• Collaborate with project managers and site supervisors to understand daily responsibilities and contribute to project completion.
• May perform other duties as assigned.
• Oversee the inspection of airfield storm drains by visually inspecting grates, concrete, debris buildup and washouts and water flow during rain.
• Oversee the inspection of sanitary sewer manholes and lines by visually inspecting the flow, missing or broken manhole covers broken concrete around manhole, debris, and grease buildup 3-5 times a month.
• Oversee the repair of concrete around storm and slope drains.
• Oversee the maintenance of storm and slope drains by removing sediments, grass, foreign objects from drain systems to prevent blockage, and trimming trees.
• Oversee the prevention maintenance of sewer lines/debris buildup by Removing grease and other foreign objects from lines using Vactor truck, and Water jetting equipment.
• Oversee the inspection of Runways and Taxiways and other airport surfaces for damaged Concrete or Asphalt.
• Lead the Repair of Damaged Concrete or Asphalt Surface Areas on Runways and Taxiways and other airport surfaces By using Five Star concrete quick set polymers and other quick set concrete and stay-fill asphalt repair kits.
• Lead the proper maintenance of vehicles assigned to crew such as Vactors, Jetter pumps Trailers and Trucks by documents and visually overseeing inspections.
• Complete assigned paperwork including daily worklog.
• Oversee special projects such as but not limited to Tarring projects, Inclement Weather operations and Rubber and paint removal on all surfaces on the entire airfield.
• Assist Police and Fire departments Enforce airport safety rules and regulations in emergency basis.
• Assist in training for all new and unskilled employees.
• Assist in maintaining any and all equipment such as but not limited to Heavy equipment and everyday transportation.
• Assist in any and all airport related emergencies inside and outside SIDA areas such as but not limited to Aircraft and Vehicle crashes or emergency situations.
• Manage everyday security concerns and constant surveillance of our surroundings inside airport SIDA areas.
• Maintain building maintenance service and repair of fire stations.
• Inspect fire stations shorelines to power vehicles batteries and ensure systems are up kept.
• Inspect swing gates and slide gates to determine necessary service and repairs.
• Inspect and service roll up doors, Lube all roller and tracks. Same for bi-fold doors.
• Ensure timely completion of weekly and monthly building P.Ms.
• Inspect and check all electrical GFCI breakers in all fire stations
• Inspect all exit lighting around doors and replace or repair as needed.
• Escort contractors to do maintenance service around the Airport.
• Install light fixtures as needed in all building and replace ballast in light fixtures, as needed.
• Install ceiling tiles, as needed.
• Check floor drains at fire stations for debris.

Knowledge Skills and Abilities

• Knowledge of routine and minor building maintenance and repair practices, including painting, drywall repair, basic plumbing repairs, and replacement of fixtures and hardware.
• Knowledge of basic electrical and mechanical building components, such as lighting systems, switches, outlets, and small equipment, sufficient to perform assigned maintenance tasks safely.
• Knowledge of standard safety practices, tools, materials, and methods used in building maintenance work.
• Ability to efficiently plan and complete assigned tasks within established timeframes and work schedules.
• Ability to identify maintenance issues and safety hazards and take appropriate corrective action or report issues as required.
• Ability to use hand tools, power tools, and maintenance equipment safely and effectively.
• Ability to follow written and verbal instructions, policies, and standard operating procedures.
• Ability to maintain accurate records related to work orders, maintenance activities, and materials usage.
• (Internal) Knowledge of departmental operations, policies, and procedures applicable to building maintenance within an airport or large facility environment.

Minimum Qualifications

Education and Experience -

• High school diploma or GED required
• At least 2 Years of building repairs and maintenance, or trade proficiency in basic plumbing, simple electrical, carpentry, drywall, tile, flooring, and painting or another related field.

• Licensures and Certifications –
• Valid Georgia driver’s license.
• Preferred Requirements -
• Flagging Certification, CPR.
• EPA certification, Lock Smith license, OSHA 30.
• Class A license
