Key Responsibilities

  • Review project appraisals, budgets, cost plans, cashflow and contracts from a lender’s perspective.
  • Monitor construction progress, programme, costs, quality, variations, claims and delays.
  • Independently verify project progress and contractor payment applications to support lender drawdowns.
  • Monitor cost-to-complete, forecasts, contingency and overall project financial performance.
  • Identify, assess and report key project risks, recommending appropriate mitigation measures.
  • Conduct regular site inspections and attend project progress meetings.
  • Liaise with the Borrower, Contractor and design team while maintaining independence and confidentiality.
  • Prepare monitoring reports, drawdown recommendations, executive summaries and ad hoc risk reports.

Experience & Background

  • Chartered membership of RICS (MRICS/FRICS) or equivalent recognised professional body.
  • Minimum 8–10+ years' post-qualification QS experience, including prior experience in development/bank monitoring, employer's agent, or project monitoring roles.
  • Experience working on projects in Saudi Arabia or the wider GCC strongly preferred; familiarity with local contracting practices, FIDIC-based contracts, and Saudi regulatory/permitting environment.
  • Strong understanding of construction finance structures, drawdown mechanisms, and lender risk requirements.
  • Excellent written reporting skills suitable for credit/investment committee audiences.
  • Willingness and ability to travel/be based on site across KSA.
