Project Accountant (Real Estate)

Our client, a well-established company in the real estate development industry, is looking for a Project Accountant to oversee project financials, budgeting, cost monitoring, and accounting operations across multiple development projects.

This role is ideal for an accounting professional with a strong background in real estate development who has experience managing project costs, financial reporting, budget controls, and ensuring the financial integrity of construction and property development projects.

Location: Mandaluyong

Work Setup: Onsite

Job Responsibilities

  • Manage the full accounting cycle for assigned real estate development projects.
  • Monitor project budgets, costs, expenditures, and cash flow to ensure financial targets are achieved.
  • Prepare and analyze project financial reports, budget variance reports, and cost performance analyses.
  • Coordinate with project managers, construction teams, and other stakeholders regarding project financial matters.
  • Review and validate project-related billings, progress billings, contractor payments, and supplier invoices.
  • Ensure accurate recording of project costs, accruals, and accounting entries in compliance with company policies and accounting standards.
  • Assist in project budgeting, forecasting, and financial planning activities.
  • Support month-end and year-end closing activities related to project accounting.
  • Ensure compliance with government regulations, tax requirements, and audit standards.
  • Provide financial insights and recommendations to support project profitability and management decision-making.

Job Qualifications

  • Bachelor's degree in Accountancy, Finance, or a related field.
  • CPA preferred
  • Minimum of 3-5 years of experience in Project Accounting within the Real Estate Development industry.
  • Strong understanding of project accounting, cost accounting, budgeting, and financial reporting.
  • Experience handling construction costs, development projects, progress billings, and project financial controls.
  • Proficient in accounting systems and Microsoft Excel.
  • Strong analytical, problem-solving, and financial management skills.
  • Excellent communication and stakeholder management abilities.
  • Highly organized with strong attention to detail and the ability to manage multiple projects simultaneously.
  • Experience working with real estate developers, construction companies, or property development firms is required.
