A day in the life
At Prologis, Capital Deployment is about much more than acquiring land and developing buildings. It is about understanding our customers, anticipating market trends, identifying opportunities before competitors, and creating long-term value through strategic investments and customer-focused real estate solutions.
As Capital Deployment Director, you will play a central role in expanding Prologis' presence in Germany. Working closely with Leasing, Customer Experience, Project Management, Investment Services and Legal, you will originate, evaluate and execute development and acquisition opportunities while actively supporting customer growth and maximizing portfolio value.
This role reports to the Head of Capital Deployment Germany.
What you'll do
Business Development & Capital Deployment
- Proactively identify, source and execute acquisition, disposition and development opportunities across Germany.
- Lead negotiations for land acquisitions, building purchases, joint ventures and development agreements.
- Evaluate investment opportunities through financial underwriting, market analysis and risk assessment.
- Prepare investment recommendations and business cases for internal approval.
- Drive Build-to-Suit and speculative development opportunities from initial sourcing through execution.
- Support portfolio expansion in alignment with Prologis' long-term investment strategy.
Customer & Leasing Partnership
- Build, maintain and expand long-term relationships with existing and prospective customers.
- Develop an in-depth understanding of customer businesses, supply chain strategies and future real estate requirements.
- Partner closely with Leasing teams to identify expansion opportunities and maximize customer retention.
- Support lease negotiations where development opportunities or complex customer solutions require Capital Deployment involvement.
- Identify opportunities to provide integrated Prologis solutions, including Prologis Essentials and value-added services.
Market Leadership
- Act as one of Prologis' market experts for your region regarding:
- rental trends
- land values
- vacancy
- absorption
- investment activity
- logistics demand
- macroeconomic developments
- Build and maintain strong relationships with brokers, municipalities, investors, developers and industry stakeholders.
- Continuously identify emerging submarkets and strategic locations for future investments.
- Represent Prologis externally at customer meetings, industry events and networking activities.
Transaction Execution
- Lead cross-functional transaction teams together with:
- Project Management
- Legal
- Investment Services
- Property Management
- Finance
- Customer Experience
- Coordinate due diligence activities.
- Manage transaction timelines and negotiations through closing.
- Support successful project handover into development and asset management.
Strategic Collaboration
- Collaborate closely with Leasing, Development, Asset Management, Valuations, Capital Partners and Customer Experience.
- Share market intelligence across business lines to improve strategic decision-making.
- Contribute to budgeting, pipeline forecasting and investment planning.
- Support continuous improvement of processes, systems and cross-functional collaboration.
Tell us if you're ready
- 7+ years of experience in commercial real estate, industrial real estate, logistics, development, investments or leasing.
- Demonstrated experience negotiating and executing complex real estate transactions.
- Strong understanding of:
- industrial leasing
- development
- acquisitions
- investment underwriting
- asset valuation
- Strong commercial mindset with proven ability to originate business opportunities.
- Existing network across brokers, investors, municipalities, customers and market participants.
- Excellent financial and analytical skills, including investment analysis and financial modelling.
- Strong negotiation, presentation and communication skills.
- Ability to balance strategic thinking with hands-on execution.
- Proven ability to manage multiple complex projects simultaneously.
- High degree of ownership, accountability and sound judgement.
- Bachelor's degree or equivalent.
- Fluency in German and English.
- Valid driver's license and willingness to travel throughout Germany.
- Demonstrates willingness and capability to leverage emerging technology, automation, and AI tools to improve efficiency, quality, and speed. Exercises sound judgment, creative thinking, and accountability for outcomes.
