This is an on-site position and is not eligible for remote work.

Bas i c Purpose

Pos i t i ons i n th i s job fam i ly are ass i gned respons i b i l i t i es for plann i ng, coord i nat i ng, and d i rect i ng overall act i v i t i es related to the construct i on, renovat i on, ma i ntenance, and repa i r of state-owned or state leased bu i ld i ngs, fac i l i t i es, grounds, and equ i pment. I n th i s role, they w i ll manage and superv i se construct i on/ma i ntenance techn i c i ans and l i censed trades spec i al i sts and/or others or may oversee contracted crews, workers, and other i nd i v i duals h i red that perform work on both new construct i on/renovat i on and the upkeep of ex i st i ng state pro pert i es. I n add i t i on to the ass i gned adm i n i strator respons i b i l i t i es, i ncumbents may perform work related to the requ i red construct i on/renovat i on and/or upkeep of the ass i gned area.

Typ i cal Funct i ons

  • Conducts i nspect i ons of bu i ld i ngs, prem i ses, and equ i pment; determ i nes requ i rements for ma i ntenance, construct i on, or reno vat i on p ro jects; makes est i mates of costs for labor and mater i als; i nspects work i n pro gress and upon complet i on for code compl i ance.
  • Manages superv i sory or contracted staff; develops and i mplements budget; develops and i mplements pol i cy and pro cedures; ensures compl i ance w i th laws, rules, and regulat i ons; prepares rout i ne and spec i al reports.
  • Evaluates b i ds on pro jects ; prepares spec i f i cat i ons for standard and spec i al i zed equ i pment, suppl i es and veh i cles.
  • P repares cost est i mates on future cap i tal i m pro vement pro jects; rev i ews plans and construct i on documents.
  • Plans, superv i ses, and d i rects the movement and operat i on throughout the state of heavy construct i on equ i pment.
  • Schedules work crews; reports or conf i rms t i me and a ttendance of crews. I n some cases, may perform work as needed and requ i red.
  • Completes reports of equ i pment operat i ons, of i nstallat i on and ma i ntenance work performed and of mater i als, suppl i es and equ i pment used.

The work requ i red may be ach i eved by i ncumbent preform i ng the work or through contracted employees.

Knowledge, Sk i lls, and Ab i l i t i es requ i red at th i s level i nclude knowledge of the bu i ld i ng trades; state contract i ng and purchas i ng laws and rules, of the construct i on, ma i ntenance, and repa i r of bu i ld i ngs, grounds, or ut i l i ty systems, such as heat i ng or steam generat i ng, refr i gerat i on, sewage, water treatment or electr i cal power generat i ng and d i str i but i on; and of bu i ld i ng codes.

Ab i l i ty i s requ i red to analyze ma i ntenance needs; to set pr i or i t i es for crews of worker s; to commun i cate effect i vely, both orally and i n wr i t i ng; and to establ i sh and ma i nta i n effect i ve work i ng relat i onsh i ps w i th others.

Educat i on and Exper i ence

Educat i on and Exper i ence requ i rements at th i s level cons i st of f i ve years of exper i ence i n sk i lled bu i ld i ng trade or ma i ntenance work i nvolv i ng the construct i on, ma i ntenance, alterat i on and/or repa i r of bu i ld i ngs, grounds and ut i l i t i es, i nclud i ng two years of superv i s i ng contractors i n one of the f i elds l i sted above; or an equ i valent comb i nat i on of educat i on and exper i ence, subst i tut i ng one year of college or techn i cal school tra i n i ng i n the bu i ld i ng or construct i on trades for each year of the requ i red non-superv i sory exper i ence.

Spec i al Requ i rements

Appl i cants must be w i ll i ng and able to perform all job-related travel normally assoc i ated w i th the pos i t i on.

Some pos i t i ons may requ i re possess i on of a val i d Oklahoma dr i ver’s l i cense.
