Construction Manager Job Description Position: Construction Manager Department: Project Management/Construction Services Reports To: Senior Project Lead Position Summary The Construction Manager is responsible for planning, coordinating, and overseeing construction projects from inception through completion. This role ensures projects are delivered on time, within budget, and to specified quality standards while maintaining safety compliance and effective stakeholder communication. The Construction Manager serves as the primary point of contact between clients, contractors, consultants, and internal teams throughout the construction process. Key Responsibilities Project Planning and Coordination Develop comprehensive project schedules, budgets, and resource allocation plans Coordinate pre-construction activities including bid solicitation, contractor selection, and contract negotiation Establish project milestones, critical path activities, and performance metrics Conduct constructability reviews and value engineering assessments Facilitate project kickoff meetings and establish communication protocols Prepare and manage project documentation including contracts, change orders, and RFIs Construction Oversight and Management Oversee day-to-day construction operations and monitor progress against schedule and budget Conduct regular site inspections to verify quality, safety compliance, and adherence to specifications Coordinate activities of general contractors, subcontractors, vendors, and consultants Review and approve contractor payment applications and change order requests Manage project scope changes and assess impacts on schedule, cost, and quality Resolve construction conflicts, disputes, and field issues promptly and effectively Quality Control and Safety Management Enforce quality standards and specifications throughout construction phases Review submittals, shop drawings, and material samples for compliance with design intent Implement and monitor safety protocols in accordance with OSHA regulations and company policies Conduct safety meetings and ensure all site personnel maintain proper certifications Document and investigate safety incidents and implement corrective actions Verify contractor insurance, bonding, and licensing requirements Budget and Cost Management Develop detailed cost estimates and establish project contingencies Monitor project expenditures and maintain financial tracking systems Review and negotiate contractor proposals and change order pricing Identify cost-saving opportunities without compromising quality or safety Prepare monthly cost reports and financial forecasts Manage project closeout including final payments and warranty documentation Stakeholder Communication and Reporting Serve as primary liaison between clients, design teams, contractors, and regulatory agencies Facilitate regular progress meetings with all project stakeholders Prepare comprehensive status reports including schedule updates, cost summaries, and issue resolution Communicate project risks, delays, and mitigation strategies proactively Manage client expectations and maintain positive relationships throughout project lifecycle Coordinate final inspections, occupancy permits, and project handover activities Regulatory Compliance and Permitting Ensure compliance with building codes, zoning regulations, and environmental requirements Coordinate permit applications and regulatory approvals with municipal authorities Maintain current knowledge of construction regulations and industry standards Manage inspection schedules and address code compliance issues Document regulatory submittals and approval correspondence Required Qualifications Education Bachelor's degree in Construction Management, Civil Engineering, Architecture, or related field required Master's degree in Construction Management or related discipline preferred Experience 8-12 years of construction management experience required Experience managing commercial, industrial, or large-scale residential projects preferred Demonstrated track record of successful project delivery on time and within budget Experience with ground-up construction, renovations, and tenant improvements advantageous Technical Skills Proficiency in project management software (Procore, Primavera P6, MS Project, or similar) Strong understanding of construction methods, materials, and building systems Knowledge of construction estimating and cost control practices Familiarity with BIM coordination and document management systems Proficient in Microsoft Office Suite, particularly Excel and PowerPoint Ability to read and interpret architectural, structural, and MEP drawings Professional Requirements Professional certifications such as CCM (Certified Construction Manager), PMP (Project Management Professional), or LEED AP preferred Valid driver's license and reliable transportation for site visits Core Competencies Strong leadership and walk job sites including uneven terrain, climb ladders and stairs Ability to work in various weather conditions and at heights Ability to wear required personal protective equipment (PPE) Working Conditions Work hours may extend beyond standard business hours to meet project demands Occasional weekend work required during critical construction phases Exposure to construction site conditions
