Location: [Mumbai]

Employment Type: Full-Time

Reports to: Lead Manager of Global Corporate Real Estate

Key Responsibilities

  1. Global Real Estate Portfolio Management:

Manage the Fractal's real estate portfolio, including office spaces, lease renewal, MIS, budgeting, documentation management, negotiation and vendor co-ordination & project. Oversee leasing, acquisition, and disposition of properties. Ensure all properties meet the Fractal's operational needs and strategic objectives.

  1. Financial Management:

Develop and manage the real estate budget, including forecasting and financial analysis. Monitoring and reporting on financial performance of the real estate portfolio. Implement cost-saving measures and optimize real estate investments.

  1. Lease Administration:

Negotiate lease terms and manage lease agreements. Ensure compliance with lease terms and conditions. Maintain accurate records of all lease agreements and associated documentation.

  1. Strategic Planning:

Develop and execute real estate strategies aligned with the Fractal's growth and business objectives. Conduct market analysis and feasibility studies for new property acquisitions or relocations. Identifying opportunities for portfolio optimization and space utilization.

  1. Vendor and Stakeholder Management:

Manage relationships with external vendors, contractors, and service providers. Collaborate with internal stakeholders, including senior management, HR, IT, Legal, Finance, Marketing and Admin operations teams. Ensure effective communication and coordination across all parties involved in real estate projects.

  1. Compliance and Risk Management:

Ensure compliance with local, state, and federal regulations related to real estate and facilities management. Identify and mitigate risks associated with real estate operations. Implement best practices for health, safety, and environmental standards.

  1. Travel Requirements: This position requires extensive travel. Candidate should be prepared for long-term assignments and frequent trips.
  2. Work Schedule: Candidates must be available to work according to a job requirement at designated locations. No work from home for this role.

Qualifications

Education

Bachelor’s degree in Real Estate, Business Administration OR a related field. A Master’s degree OR professional certification (e.g. PMP OR related to Corporate Real Estate) is preferred.

Experience

Minimum of 4-5 years of experience in corporate real estate management, preferably within the ITES OR technology sector. Proven track record of managing large and diverse real estate portfolios.

Skills

Strong financial acumen and experience with budgeting and financial analysis.

Excellent negotiation and contract management skills.

Proficiency in real estate management software and tools.

Strong leadership and project management capabilities.

Excellent communication, interpersonal, and organizational skills.

Ability to work in a fast-paced and dynamic environment.
