How We Do It

  • We work with title insurance companies, property developers, and financial institutions to quickly and easily produce title
  • documents to make the real estate closing process faster and more efficient. Our proprietary cloud-based software allows our
  • customers to manage their workflows efficiently, saving them time, money, and hassle. Having just closed a recent financing

Key Responsibilities

  • Perform title searches and examine property records to establish ownership and chain of title.
  • Run titles using online county records, title plants, public-record databases, and other available title research resources.
  • Review title searches and supporting documentation for completeness and accuracy.
  • Identify ownership, vesting, mortgages, liens, judgments, easements, restrictions, rights-of-way, and other matters affecting title.
  • Review and interpret deeds, deeds of trust, mortgages, releases, liens, judgments, probate documents, plats, maps, and other

recorded instruments.

  • Identify breaks in the chain of title and other potential title issues.
  • Prepare or assist with preparation of title reports, title commitments, or underwriting documentation based on search findings.
  • Research additional records when clarification or supporting documentation is required.
  • Work with title examiners, underwriters, abstractors, and other title professionals to resolve title-related questions and

discrepancies.

  • Perform quality checks and corrections on completed title searches when required.

Must-have qualifications

  • 9+ years of title industry experience involving title searches, title examination, abstracting, or title underwriting in the United

States.

  • Significant hands-on experience performing or running title searches and researching property records.
  • Experience reviewing deeds, mortgages, liens, judgments, probate documents, easements, right-of-ways, plats, maps, and

similar title documents.

  • Comfortable working independently with county records, title plants, and online title research systems.
  • Strong attention to detail and ability to accurately interpret property and legal-record information.
