POSITION SUMMARY

  • The Regional Property Manager is responsible for overseeing the operational and financial
  • performance of a growing portfolio of multifamily communities across California, Nevada, and
  • Washington . This role provides strategic leadership to Property Managers and onsite teams
  • while ensuring operational excellence, financial performance, resident satisfaction, and
  • compliance across the portfolio.
  • As FLATS continues to expand its West Coast presence—including multiple ground-up
  • developments currently underway in Southern California—the Regional Property Manager will
  • play a key role in supporting new community openings, driving operational consistency, and
  • building high-performing teams.
  • The ideal candidate is an experienced regional leader who thrives in a fast-paced environment,
  • enjoys building relationships, and takes initiative without waiting for direction. Success in this
  • role requires someone who is highly collaborative, financially savvy, customer-focused, and
  • comfortable working independently while staying closely connected with teams across multiple
  • markets.

Requirements

Key Responsibilities

Portfolio Performance & Financial Management

  • Lead the operational and financial performance of a multifamily portfolio across
  • California, Nevada, and Washington.
  • Develop and manage annual operating budgets and forecasts with a focus on maximizing NOI.
  • Analyze monthly financial performance, identify trends, and implement action plans to improve portfolio performance.
  • Review and approve operating expenses while maintaining high service standards and cost-effective operations.
  • Prepare owner reports, quarterly business reviews, and portfolio performance updates.
  • Identify, recommend, and oversee capital improvement projects that enhance property value and resident experience.
  • Support the successful lease-up and stabilization of newly developed communities.

Operations

  • Conduct regular property inspections to ensure communities consistently meet FLATS operational and brand standards.
  • Partner with maintenance and facilities teams to ensure preventative maintenance programs are executed effectively.
  • Ensure compliance with Fair Housing, ADA, OSHA, and all applicable federal, state, and local regulations.
  • Implement risk management initiatives that protect residents, employees, and company assets.
  • Monitor rent collections, delinquency, vendor performance, operational reporting, and property KPIs.
  • Oversee emergency response procedures and operational best practices across the portfolio.

Leasing, Marketing & Resident Experience

  • Drive occupancy, revenue growth, leasing performance, and resident retention across the portfolio.
  • Analyze market trends, competitor performance, and pricing strategies.
  • Partner with Marketing to execute effective leasing and branding initiatives.
  • Support lease-up strategies for new developments while maintaining stabilized occupancy at existing communities.
  • Oversee resident retention initiatives and reputation management to enhance the overall resident experience.

Leadership & Team Development

  • Recruit, coach, mentor, and develop Property Managers and onsite teams.
  • Foster a culture of accountability, collaboration, and continuous improvement.
  • Conduct regular performance evaluations and provide ongoing coaching and professional development.
  • Promote consistent training on company policies, procedures, and systems.
  • Build engaged, high-performing teams across geographically dispersed markets.
  • Lead by example through proactive communication, accountability, and a hands-on leadership approach.

Client & Stakeholder Relations

  • Develop and maintain strong relationships with ownership groups, investors, and business partners.
  • Present financial and operational performance updates with confidence and professionalism.
  • Collaborate closely with Accounting, Marketing, Facilities, Asset Management, and
  • Executive Leadership.
  • Represent FLATS professionally with clients, vendors, contractors, and community partners.
  • Perform other duties as assigned.

Work Environment

This is a hybrid position , with a strong preference for candidates based in the San Diego, California area to support FLATS' continued West Coast expansion.

The Regional Property Manager will oversee a portfolio currently consisting of communities in California, Nevada, and Washington , with additional developments planned in Southern California over the coming years.

Travel is an essential part of this role and includes

  • Monthly travel throughout the portfolio based on business needs.
  • Frequent day trips between San Diego, Las Vegas, and Portland.
  • Quarterly leadership meetings in Chicago (company-paid).
  • Company credit card provided for all approved business travel expenses.

  • Portfolio occupancy, revenue, and NOI goals are consistently achieved.
  • New developments successfully transition from construction through lease-up and stabilization.
  • Property Managers and onsite teams are engaged, supported, and performing at a high level.
  • Residents receive exceptional service, resulting in strong satisfaction and retention.
  • Owners receive proactive communication, accurate reporting, and strategic recommendations.
  • Operational standards remain consistent across all communities.
  • The Regional Property Manager builds strong relationships across the organization, operates independently, and proactively contributes to team success.

QUALIFICATIONS

Required

  • Active California Real Estate License.
  • Minimum 3–5 years of multifamily property management experience , including experience managing multiple communities or a regional portfolio.
  • Strong financial acumen with experience managing budgets, forecasting, and driving NOI.
  • Demonstrated success leading, coaching, and developing onsite property management teams.
  • Excellent customer service, communication, organizational, and leadership skills.
  • Strong client relationship management experience.
  • Ability to work independently while managing multiple priorities across geographically dispersed communities.
  • Willingness and ability to travel regularly throughout the West Coast portfolio.

Preferred

  • Nevada Real Estate License.
  • Experience supporting new construction, lease-up, or ground-up developments.
  • Experience managing properties across multiple states.
  • Experience working with institutional ownership groups or large multifamily operators.
  • Experience with Yardi preferred; experience with AppFolio or other property
  • management software platforms is considered transferable.
  • Bachelor's degree in Business, Real Estate, or a related field.
  • Industry certifications such as CPM, CAPS, CAM, ARM, or HCCP .
