About the Role
Rivers Edge is seeking an experienced Lead Maintenance Technician with a strong HVAC background to oversee the day-to-day upkeep of our community. This is a hands-on leadership position — you'll be turning wrenches alongside your team while setting the standard for quality, responsiveness, and resident satisfaction.

What You'll Do
- Lead, schedule, and mentor the on-site maintenance team, including assigning daily work orders and reviewing completed work
- Diagnose, repair, and maintain HVAC systems — split systems, heat pumps, package units, thermostats, refrigerant lines, and air handlers
- Perform and oversee seasonal HVAC preventive maintenance, including filter changes, coil cleaning, and system inspections
- Handle general maintenance across electrical, plumbing, appliance, drywall, carpentry, and locksmithing
- Manage unit turns to ensure apartments are move-in ready on schedule
- Maintain inventory of parts, tools, and supplies; source materials and coordinate with outside vendors
- Participate in and coordinate the on-call rotation for after-hours emergencies
- Walk the property regularly to identify safety hazards and deferred maintenance before they become problems
- Keep accurate records of work orders, preventive maintenance, and equipment service history
- Ensure all work meets EPA, OSHA, and local code requirements
What You Bring
Required
- At least 1 year in a lead or supervisory role
- Demonstrated HVAC troubleshooting and repair experience with split systems, heat pumps, and package units
- EPA Section 608 Certification (Type II or Universal)
- Working knowledge of electrical, plumbing, appliance repair, and general carpentry
- Valid driver's license and reliable transportation
- Ability to be on call and respond to after-hours emergencies
- Comfortable using a smartphone or tablet for work order management
- Eligible to work in the United States
Preferred
- 3+ years of maintenance experience
- Experience in multifamily, student housing, or property management
- HVAC Excellence or NATE certification
- CPO (Certified Pool Operator) certification
- Familiarity with property management software (Yardi, Entrata, RealPage, or similar)
Physical Requirements
Must be able to lift up to 50 lbs, climb ladders, work in crawl spaces and attics, and work outdoors in all weather conditions — including winter conditions.
