Maintenance Technician provides semi-skilled assistance by performing general maintenance and upkeep at the corporate campuses owned and leased buildings and grounds. Responsibilities include the performance of manual tasks such as demolition work, painting, minor plumbing work, general cleanup of common areas, minor masonry work to include filling gaps on walls, laying of bricks, repairing and/or installing locks and other minor preventative maintenance tasks. This position would assist in repair work to mechanical, plumbing, and electrical systems. Incumbent identifies and corrects building and equipment problems by performing routine inspections and service to maintain infrastructure and equipment in safe condition, prevent degradation of property and systems, and prevent failures that would cause reduction in service. Responsibilities include the performance tasks such as installation and repairs of the electrical power and lighting system, control circuits, demolition work, painting, minor plumbing work, general cleanup of common areas, minor masonry work to include filling gaps on walls, repairing and/or installing locks and other minor preventative maintenance tasks; will incorporate safe work practice including lock-out/tag out procedures. This position will assist technical trades and contractors such as electrical, HVAC, or general maintenance contractors.

About the Role

In this hands-on role, the incumbent performs preventative maintenance, repair, and replacement of electrical, plumbing, and mechanical equipment located at the corporate campuses or owned and leased properties. Responds to scheduled, unscheduled and preventative maintenance work orders to support the maintenance and operation of the building systems. Direct supervision is received from Building Engineer and the indirect supervision and task management received from Senior Manager.

What You’ll Do

  • Install and repair minor building plumbing systems and fixtures, concrete paving units and walkways, and wall assemblies and finishes, ensuring that all tasks are completed in accordance with applicable codes and manufacturers’ recommendations.
  • Respond to emergency calls during off-duty hours when there is an imminent threat to the safety of personnel or structural integrity or when critical systems have stopped functioning.
  • Address existing or potential problems and make recommendations to ensure systems and equipment meet manufacturers’ operating parameters.
  • Order and stock supply and replacement parts to ensure availability for future needs.
  • Assist in developing and executing testing and inspection checklists to ensure quality work by contractors and staff.
  • Promote a safe working environment by following all safety procedures.
  • Solve electrical and mechanical issues related to all MHE, including belts, motors, photo-eyes, relays, and more.
  • Install, maintain, and repair equipment.
  • Complete and properly document preventative maintenance routines, through the CMMS program, Corrigo.
  • Track and store facility maintenance tools, supplies, and inventory.
  • Cultivate positive working relationships with our occupants, customers, and operations maintenance team members.
  • Assists the Building Engineer in the preparation of Statements of Work (SOW) and other construction documents for repairs, new construction, and renovation work to be performed.
  • Monitors contractors work to ensure they are providing products and services per the terms and conditions of the contract.
  • Perform preventative maintenance by inspecting, adjusting and troubleshooting electrical, mechanical, plumbing, HVAC, and general critical A building equipment and machines. Additional maintenance items include doors, windows, hardware, wall and floor coverings, sunshades and blinds. Coordinates work with all other trades and contractors.
  • Incumbent performs routine maintenance on equipment.
  • Performs routine work lubricating machinery, changing filters, cleaning exhaust ventilation and supply ducts.
  • Provides routine inspection on various systems and assemblies and prepares written reports on their condition in conformance with the reporting requirements within the Corrigo system.

We are looking for candidates who possess the following

Job Knowledge

  • Incumbent must be able to read and interpret electrical, plumbing, and mechanical layout drawings, riser diagrams, piping schematics, equipment schedules, and as-built drawings. Must have knowledge of building codes, electrical codes, and other construction documents.
  • Maintenance and repair of standard plumbing methods and techniques including potable water and sewage systems, motor starters, thermostats, humidistats, variable frequency drive (VFD) motors and controllers, gravity dampers, sensors, furnaces, hydronic systems, hot water heaters and heat pumps, evaporators and condensers.
  • Minor component replacement of motors, valves, pumps, controls and recording instruments
  • Plumbing system testing procedures in control devices to monitor, diagnose faults, determine current operating capacity to the design requirements, all in accordance with US and host country regulations.
  • Maintenance and repair using industry aligned techniques and procedures for the modification and fabrication of various types of metal and alloy parts and equipment by use of electric and gas welding processes.
  • Reading and working from sketches, architectural and engineering drawings, specifications, schematics, one-line diagrams and material lists

What You’ll Need

  • High school diploma or general education degree (GED) and specialized vocational training from an accredited institute recognized as producing journeyman level technicians in plumbing, electrical, HVAC, or general construction fields is required.
  • 1 year of related experience and/or specialized training.
  • Ability to identify problems or dangers, report issues and provide solution.
  • Communication and interpersonal skills to answer queries from end-users.
  • Ability to work as part of a team, work under pressure and a tight schedule.
  • A flexible approach to work shifts and answer emergency calls at all hours.
  • A valid driver's license is required.
