About The Role
Under the direction of the Section Manager, Facilities Maintenance. The Assistant Section Manager, Facilities Maintenance assists in management of all responsibilities and operations of Facilities Maintenance staff and contractors and provides continuity in business operations by acting as the Section Manager, Facilities Maintenance when designated. Assist Section Manager in day-to-day management of Facilities Maintenance Section work and staff. Also acts as Section Manager, when delegated. Essential functions include. Responsible for project management of all Facilities Maintenance projects and development of project scopes. Essential functions include:
- Performing Quality Assurance/Quality Control ("QA/QC") reviews of all construction work scopes. Develops replacement/repair plans and cost estimates for facility equipment and buildings. Directs and approves all proposed construction work to Pace owned facilities not under the control of the Design and Construction Section. Periodically inspects work underway by contractors.
- Developing and implementing facility management best practices including asset management practices, preventative and reactive maintenance, and long-term capital planning and life cycle asset management strategies.
- Estimates costs and determines maintenance priorities in the development of annual budgets. Directs and enhances current Preventative Maintenance programs. Prepares sole source justifications for repair or replacement of equipment, and evaluates costs for repairs, services, and improvements.
- Reviewing all Quarterly Inspection Reports prepared by the Facilities Maintenance Specialists and follows up with them regarding issues that need to be addressed. Oversees inspections to ensure compliance with regulations and codes and to ensure the warranties are maintained. Ensures consistent maintenance and repair methods for all building components.
- Investigates system malfunctions and failures to diagnose and locate the root cause of issues. Serves as a key member of the emergency response team when building systems fail. Troubleshoots with Pace staff and develops recommendations to the Section Manager.
- Performing other duties as assigned.
Qualifications
Education
Qualified candidate must have a Bachelor's degree in engineering or 10 years of experience in facility management and operations.
Experience
Must have a minimum of three years of mechanical, building automation systems, and building construction experience including electrical and mechanical work, construction field work, and factory/industrial maintenance and installations.
Must have experience reading and interpreting building drawings, specifications, and writing maintenance procedures, preferably for vehicle maintenance facilities.
Must have field and/or vocational training experience with construction/technical drawings, system refrigerant recovery and electrical theory. International Code Council (ICC) Property Certification is preferred. Building automation and HVAC control system experience is preferred.
Certifications
Must have or be able to obtain (within 6 months of being hired) a valid Class "B" Commercial Driver's License with air brake and passenger endorsements, and have, or obtain (within 6 months of being hired) a DOT card.
Proficiencies
- Must be proficient using computers including Microsoft Office suite applications (Outlook, Word, Excel); experience using Oracle is preferred.
- Must possess strong management, written and verbal communication skills. Must demonstrate strong research, problem-solving, prioritization skills and be a self-starter.
Physical Requirements
Candidate must be able to climb to roofs and work on properties with construction work underway. Must be able to lift objects weighing up to 25 lbs.
Working Conditions
Work is performed in an office environment. Work is also performed at construction sites, where the candidate may be exposed to noise, odors, and temperature fluctuations and inclement weather. This position is not eligible for hybrid or remote telecommuting.
Salary
- M1 Full Salary Range: $73,543-$168,797
- Salary Midpoint: $121,170
- Anticipated Starting Salary Range: $97,356-$121,170
