About The Role

Strategic •Survey the environment to keep abreast of changes in the regulatory framework, legal formalities and compliances pertaining to the Real Estate industry Operational •Coordinate with land owners, Business Development and Liaison Departments to obtain necessary property details, documents and information; Compile available documents, identify further documentation requirements and present the same to the Manager for analysis •Draft legal documents (Preliminary title flow and title opinion, MOU, Joint Development Agreement, Lease Deed, Sales Deed, Space Sharing Agreement, Agreement to Sell, Agreement to Build etc.) ensuring adherence to Organizational guidelines and statutory requirements •Work closely with Accounts Department to ensure the required payments are made at various stages (Finalizing MOU, Joint Development Agreement / Lease Deeds / Sales Deeds etc) in a timely manner •Prepare responses to objections to the public notice and submit the same to the Manager – Legal •Prepare necessary applications for revenue documents such as RTCs, ECs etc. and hand over the same to the Liaison Department •Periodically interact with external advocates on all legal related issues concerning the Organization (e.g. obtaining Title Opinion & Title Certificate, drafting Sales Deeds etc); Interact with customers (flat owners) when required during the preparation of Sale Deeds •Provide required documents to the Finance Department to arrange project funding in a timely manner •Coordinate with and submit required documents to Bankers to obtain project approvals; Coordinate with Marketing Department for additional documentation (if required) •Prepare a control sheet for all court matters relating to Brigade; File pleadings and court related papers •Periodically follow up with external advocates on progress of pending cases and maintain the court diary; Obtain and file the judgment / order / decree copy •Maintain land bank and project-wise legal documentation on SAP; Compile suit filed account and prepare statements with respect to new property acquisitions •Draft contracts for Brigade Hospitality for associating with third parties; Draft House Rule documents for service residences •Utilize the SAP ERP to process, maintain documentation and report legal metrics •Provide timely support to Internal Departments on all legal related matters Financial •Ensure adherence to the Department budget People •Foster an environment of learning, excellence and innovation in all aspects of team work
