About The Role

A National Operations and Transitions Specialist assists with the successful onboarding of newly acquired properties, as well as supporting Regional Managers in directing the overall management and maintenance of apartment communities throughout the country in accordance with Company policies and procedures. This position may serve as a transition lead, operations support and/or fill in for management at a particular property. National Operations and Transitions Specialists are provided weekly assignments that require 90% travel, sometimes including weekends.

What You'll Do

It is necessary that the National Operations and Transitions Specialists be knowledgeable and able to perform these duties as they are required during property transitions and site visits. There are items listed below that will only be required in the absence of a Property Manager or Assistant Manager. This list is not exclusive, and the National Operations and Transitions Specialists may be required to perform other duties and tasks that are not listed below.

Assist, manage and/or lead transitions to ensure all takeover processes are within company policy and procedure including, but not limited to: transition calls, project manager and liaison between department heads, managers, and owners

Manage, lead, and take initiative to improve all transition & due diligence processes

Act as liaison between client & Peak for transition properties, supporting client kickoff and attending regular update calls

Assist on property due diligence assignments prepare corresponding recommendations and write ups

Serve as onsite transition lead and/or operational support during takeovers for initial 3 weeks

Assist with disposition processes and coordination, as needed

Assist with post transition tasks to ensure project is stabilized

Assist New Development & Operations teams, as needed

Communicate with Transition Lead, Regional Managers, or other onsite managers regarding the necessary property Scope of Work prior to arriving at assignment.

Serve as primary manager of the property in the absence of the Property Manager or Assistant Manager; fill in for open positions as necessary. These responsibilities include, but are not limited to, the following:

Supervise onsite staff and oversee daily operations in accordance with the manager DWM

Monitor property accounts receivable, including posting and collecting resident charges, monitoring and following up on bad debt, and filing evictions.

Monitor property accounts payable, including processing invoices and security deposits for approval by Property Manager or Regional Manager

Assist in directing and assisting workers in the scheduling and performance of turn events from move-out to move-in day.

Participate in the planning and implementation of marketing plan including community social activities.

Assist with leasing responsibilities to maximize occupancy

Maintain an excellent customer service relationship by adhering to Peak Service Standards

Interview candidates for available property positions and participate in the selection process of new hires by making recommendations to the Property Manager/Regional Manager

Assist in conducting new hire orientation for on-site positions, conduct training for part-time leasing consultants as part of the Peak Leasing Experience, and monitoring other training needs for on-site property staff

Assist in scheduling and managing leasing consultants while working at a particular property

Assist in addressing employee-related issues

Compile and submit payroll reports; Enter and approve payroll if requested by Regional Manager

Handle resident emergencies in a professional manner, documenting all events and notifying the Atlanta Office.

Lead weekly staff meeting (in absence of Property Manager)

Address complaints and resolve issues in a timely and professional fashion

Responsible for the general upkeep and cleaning of office, clubhouse, and buildings

Assist the Property Manager or Regional Manager in supervising maintenance staff, and when necessary, directly scheduling property repairs with outside contractors. Other facilities management tasks include, but are not limited to:

Participate in property inspections, quarterly, move-in and move out

Write up and file service requests from residents upon receipt, and take necessary steps to ensure timely response by appropriate staff

Maintain key control of occupied and vacant units

Coordinate preparation and processing of leases and related paperwork for approval by Property Manager or Regional Manager

Perform various administrative tasks as needed

Assist in preparation of weekly and monthly reporting requirements

Responsible for helping property meet budgeted revenues, expenses, and Net Operating Income

Address complaints and resolve issues in a timely and professional fashion

Maintain up-to-date knowledge of Company policies & procedures

Retain accurate records. Audit lease files as required

Ensure accurate record retention and property compliance with record retention policies for approval by Regional Manager

Perform other duties and tasks as assigned per the requested scope of work.

What You'll Need

Minimum 1 year of experience in a Property Manager role

High school diploma or equivalent required; bachelor's degree preferred

Ability to travel up to 90% of the time, including air travel

Ability to commit to 2-4 consecutive weeks of travel during student property turnover periods

Internal candidates must be in active good standing and have at least 12 months of continuous employment with the company

Must hold a valid driver's license and active auto insurance, and maintain access to a reliable personal vehicle

Must be at least 25 years of age to meet some car rental requirements

Demonstrated ability to read, write, and communicate in English at a professional level

Demonstrated basic computer proficiency, including ability to use Micro

Entrata experience preferred

Demonstrated basic math proficiency, including ability to perform calculations related to rent, budgets, and reporting

Demonstrated experience in marketing and/or leasing activities such as lead follow-up, tours, or lease execution

Demonstrated ability to communicate professionally with residents, vendors, and team members

Demonstrated organizational skills, including ability to manage multiple properties, deadlines, and reporting requirements simultaneously

Willingness to relocate temporarily or travel weekly, with base residency and travel costs discussed during interview process

Ability to work a flexible schedule, including evenings and weekends as required, with schedule adjusted based on property needs
