วิศวกรประจำอาคาร

หน้าที่และความรับผิดชอบ

ปฏิบัติงานตามที่ได้รับมอบหมายจากผู้จัดการอาคาร ช่วยเหลือผู้จัดการอาคารในการแก้ไขปัญหาต่าง ๆ ที่เกี่ยวข้องกับงานระบบตามที่ได้รับการร้องเรียนจากผู้เช่า ให้ข้อแนะนำในการปฏิบัติงานแก่ช่างประจำอาคาร ดูแลการปฏิบัติงานของช่างประจำอาคารให้เป็นไปตามแผนงานที่กำหนด รายงานผลการดำเนินงานให้ผู้จัดการอาคารรับทราบ จัดให้มีการซ่อมแซม และบำรุงรักษาอุปกรณ์ส่วนกลางของอาคารให้อยู่ในสภาพสมบูรณ์ตลอดเวลา ประสานงานกับผู้รับเหมา ซ่อมแซมและบำรุงรักษาอุปกรณ์ภายในอาคาร จัดตารางการทำงานประจำเดือนของช่างประจำอาคาร จัดหาอุปกรณ์ และเครื่องมือให้มีใช้งานอย่างเพียงพอ จัดตารางการบำรุงรักษาระบบต่าง ๆ ที่ติดตั้งในอาคาร พร้อมทั้งเอกสารการตรวจเช็คระบบ ให้ครบถ้วน จัดหาผู้จำหน่ายสินค้า Supplier และเปรียบเทียบราคาอุปกรณ์ จัดทำข้อกำหนดการประมูลงาน จัดทำเอกสารการปรับปรุงพื้นที่ หรือระบบอุปกรณ์ต่างๆ วิเคราะห์การใช้พลังงานและจัดทำแนวทางในการประหยัดพลังงานและเกิดผลกระทบแก่ผู้เช่าอาคารน้อยที่สุด จัดทำ บพอ. 1 และ บพอ. 2 เพื่อส่งต่อกรมอนุรักษ์พลังงานในกรณีที่อาคารอยู่ในข่ายที่จะต้องทำการอนุรักษ์พลังงาน ตรวจเช็คและอนุมัติการเข้าทำงานของผู้รับเหมาที่ขออนุญาตเข้าทำงานในอาคาร ดูแลให้ช่างปฏิบัติตนอยู่ในระเบียบของบริษัทฯ ตลอดเวลา จัดทำแผนสำรองฉุกเฉินต่าง ๆ เพื่อเป็นแนวทางในการปฏิบัติของช่างอาคารในกรณีเกิดเหตุฉุกเฉิน
