The difference you will make as a Sales Consultant

Provide a customer focussed sales processing service, delivering and co-ordinating the end to end process for a variety of sales activities including resales, stair casing, lease assignments, re-mortgages, re-possessions and lease extensions on behalf of the Group’s Home Ownership business stream.

Actively participate in the Sales and Marketing Community to ensure a joined up approach to sales processing activity across the Group.

  • Proven track record of sales processing within the Housing and Property Sector.
  • Customer focused with excellent communication skills both written and verbal with the confidence to interact with stakeholders at all levels.
  • Excellent attention to detail with the ability to work under pressure delivering to strict deadlines and manage conflicting priorities.
  • Results driven with strong analytical skills.

Role Profile

  • Manage and deliver a variety of sales activities including resales, re-mortgages, repossessions, stair casing and lease extensions in accordance with Riverside’s policies and procedures, ensuring a high quality customer focused service is provided at all times.
  • Participate in the Group Sales and Marketing Community as required, providing expertise on sales processing activity as required.
  • Provide an effective sales service, assessing affordability and eligibility of any prospective shared ownership purchasers taking into account all relevant financial information, including mortgage offers, approving valuations and marketing literature in line with Homes England guidelines and any other relevant legislation.
  • Process Right to Buy, Right to Acquire and Social Homebuy applications for the purchase of Group properties, from initial enquiry through to completion.
  • Manage stakeholder enquiries including vendors/purchasers, solicitors and estate agent enquiries, ensuring that all information provided is in accordance with the individual scheme lease, whilst promoting a culture of customer care and continuous improvement.
  • Instruct and liaise with solicitors for relevant sales activities, dealing with any legal queries that arise as part of the process, and escalating queries as needed to ensure effective resolution.
  • Carry out calculations and apportioning for sinking fund contributions in accordance with the relevant lease, recovering individual sinking fund contribution, administration fees and rent and service charge arrears. Ensuring these figures are communicated with all relevant parties and reflected appropriately on any completion statement.
  • Manage the post completion process, collating and ensuring precision of all post completion documentation including Deeds of Covenants and Notice of Assignments, disposing of the property where applicable and amending systems to reflect changes, including any change of tenure or category of provision.
  • Respond to leasehold enquiries, including requests for lease enfranchisements, removal of land registry restrictions and deed of rectifications in accordance with the individual scheme lease.
  • Maintain accurate files, reports, activity logs and databases recording all information relating to ongoing and completed cases, (including CORE) providing statistical data to internal stakeholders as requested, and responding to any enquiries in regards to this.
  • Respond to all customer complaints in line with Group policy and procedures.
  • Administer the Governments Investment Management System (IMS), inputting applications and submitting claims on completion of sale as necessary.
  • Work collaboratively with the wider Home Ownership team to ensure effective delivery of the service, supporting the business stream in achieving its objectives.
  • Provide information as requested to enable cyclical and adhoc analysis and reporting of sales processing performance and service delivery standards to be carried out effectively.
  • Identify and realise continuous improvement opportunities in accordance with change management protocols.
  • Respond flexibly to any necessary changes in work priorities and undertake other duties when required to support the effective operation of the service.
  • Ensure that all information security requirements, including data protection, are met in accordance with the Group’s policy, procedures and statutory requirements.

Additional Information

  • The Group has offices across the UK and on this basis, there may be the requirement to travel to other locations to effectively perform this role.
  • The role will be exposed to sensitive information, therefore the role holder is expected to maintain levels of confidentiality at all times.

Essential
