Position Summary
The Area Vice President is responsible for effectively managing, directing, monitoring, and developing each build-to-rent asset (BTR). The AVP will work with Regional Managers assigned to each BTR community and oversee setting measurable business goals and objectives, preparing annual budgets, recommending capital expenditures, coordinating marketing strategies, and closely monitoring the development of regional personnel. The AVP will maintain organizational awareness, and work to enhance company presence in the market. Exhibits strong commitment to the service needs of the internal and external customer.
Essential Job Functions
- Prepares annual budgets and financials for each location; review monthly financial statements, budgetary concerns, financial issues, and ensure communities stay within budget guidelines; Assists with identifying and analyzing capital expenditure programs and communicate with investors on relevant issues.
- Regularly monitors the performance of all communities and proactively make recommendations for improvements.
- Ensures the initiation and management of all core business processes at communities including review of leasing and marketing strategies, and physically inspects communities within the region monthly to propose improvements/upgrades and address issues requiring corrections.
- Works with BH support departments to develop process workflows enhanced for BTR's unique management needs.
- Remains current on applicable federal, state and local laws and regulations.
- Maintains communications with clients, investors, and manages vendor/contractor relations.
- Travel 60% or as needed to meet business need.
- Works to grow the BTR portfolio through new deal development alongside BH acquisitions as well as pitching new clients on third-party fee management.
- Sources new clients and developers for the BTR platform.
- Maintains an awareness and understanding of the goals of the company and work to enhance its overall image and presence in the market.
- Recommends and develops policies/procedures to align with the organization’s strategic direction; provides assistance and strategic direction with acquisitions and disposition of properties.
- As the BTR business expands, the AVP will hire, train, develop, and lead a team of Regional Managers for the BTR segment of the business.
- Initially, the AVP will work with local Regional Managers assigned to BTR communities alongside their multifamily properties in close geographic proximity.
Minimum Qualifications/Skills
- 7 years of previous Property Management experience including prior experience in a Regional Manager role or similar
- Bachelor's degree in Business, Management, or a related discipline preferred; equivalent combination of education and relevant experience will also be considered.
- Lease up experience
- Proficient in MS Office Suite and strong computer technology skills
- Previous experience managing a team with demonstrated leadership/mentoring skills
- Experience in preparing/analyzing financial data, budgets and market surveys
- Strong verbal and written communication and presentation skills
- Ability to work with a diverse group of people and customers
- Strong business development skills with the ability to pitch new client on BH BTR management expertise
- CAM (Certified Apartment Manager) and/or CAPS (Certified Apartment Portfolio Supervisor) designation may be required in accordance with applicable state or local regulations .
Work Schedule: Monday-Friday (work schedule may vary). Some overtime may be required and ability to work extended hours as needed to meet business needs.
