Job Description A leading player in the commercial property market, Aramark Property is the largest dedicated Property Management firm in Ireland. To manage a portfolio of high-net worth property assets for clients in a professional manner, achieving client’s requirements and delivering the best revenue outcome for Aramark Property. The Divisional Director will manage and mentor on-site staff as well as the with the wider Residential Management team and the expectation is that they will fully participate as a team member in helping to grow the residential department and also the Aramark Property business. Job Responsibilities Reporting periodically on performance both operational and financial as required by the clients. Preparing and managing service charge budgets, analysing variances, and taking corrective actions where necessary. Ensuring that operational standards at properties meet the clients’ requirements. Inspect and arrange for maintenance and repairs to meet standards on time and within budget including implementation of Planned Preventative Maintenance measures. Ensure that all health & safety practices and procedures are actioned, and clients are kept informed of risks as appropriate. Where required, be prepared to sit on and/or advise any industry committee created to consult on the creation of a redress fund and distribution of same with respect to apartment defects. Manage and mentor a team of Property Managers and on-site staff, supporting their work and encouraging their development. Negotiate contracts with contractors following the Aramark Property procurement process and ensure that invoices are approved on time. Liaise with OMC directors, clients, tenants other relevant OMC committees. Oversee the preparation of reports for all stakeholders and management including AGM packs. Host quarterly directors’ meetings & annual general meetings with members. Consultation on various projects outside of portfolio management. If required, develop and integrate sustainability best practices / accreditations and work with the existing team to deliver client sustainability objectives and to encourage sustainability practices as part of day to day property management. Qualifications Appropriate third level and/or professional qualification – MRICS/PSRA License Holder (C & D) Have a full Irish Driving License and insured operable vehicle Over 8 years’ experience in portfolio property management Effective communication and organisation skills Ambitious, energetic and motivated individual Must have solutions focused attitude A team leader with excellent diligence
