About The Role
The Residential Construction Project Manager is responsible for the successful planning, execution, and delivery of single-family, multi-family, or townhome projects on time, within budget, and to Wasatch Construction Partners' quality standards. This role serves as the primary point of accountability for a project's schedule, budget, subcontractor coordination, and client communication, working closely with superintendents, estimators, and company leadership to keep projects on track from permitting through final walkthrough.
Key Responsibilities
Project Planning & Pre-Construction
- Review plans, specifications, and contracts to develop a detailed understanding of project scope prior to mobilization.
- Partner with estimating to validate budgets, scopes of work, and buyout packages for each trade.
- Develop and maintain the master project schedule, identifying critical path items and long-lead materials.
- Support permitting, entitlement follow-up, and coordination with municipal building departments and inspectors.
Budget & Cost Control
- Own the project budget, including subcontractor buyout, change orders, and monthly cost-to-complete forecasting.
- Review and approve subcontractor pay applications, material invoices, and lien waivers in coordination with accounting.
- Identify budget variances early and drive corrective action to protect project margin.
- Prepare and negotiate change orders with clients, owners, or investors as scope changes arise.
Subcontractor & Field Coordination
- Solicit bids, negotiate contracts, and manage subcontractor and vendor relationships throughout the project lifecycle.
- Coordinate closely with the on-site superintendent(s) to sequence trades, resolve field conflicts, and maintain schedule velocity.
- Conduct regular site visits to monitor progress, quality, safety compliance, and adherence to plans and specifications.
- Hold weekly OAC (owner-architect-contractor) or subcontractor coordination meetings and distribute meeting minutes.
Quality, Safety & Compliance
- Enforce jobsite safety programs and ensure compliance with OSHA and all applicable federal, state, and local codes.
- Manage the punch list, warranty, and closeout process to ensure a smooth homeowner or ownership handoff.
- Coordinate third-party inspections, energy code compliance, and other required municipal or lender inspections.
Client & Stakeholder Communication
- Serve as the primary point of contact for homeowners, developers, architects, and lenders throughout construction.
- Provide regular progress reporting to company leadership, including schedule updates, budget status, and risk flags.
- Manage client expectations proactively, addressing concerns and change requests in a timely, professional manner.
Qualifications Required
- Bachelor's degree in Construction Management, Civil Engineering, or a related field, or equivalent industry experience.
- 5+ years of project management experience in residential construction (single-family, townhome, or multi-family).
- Demonstrated experience managing project budgets of $1M+ and full project lifecycles from pre-construction to closeout.
- Working knowledge of residential building codes, permitting processes, and construction contracts.
- Proficiency with construction management and scheduling software (e.g., Procore, Buildertrend, MS Project, or similar).
- Strong working knowledge of Microsoft Excel and project cost-tracking tools.
- Excellent written and verbal communication skills, with the ability to manage multiple stakeholders under deadline pressure.
- Valid driver's license and ability to travel to multiple active jobsites.
Qualifications Preferred
- Experience with production and semi-custom homebuilding in the Utah / Wasatch Front market.
- OSHA 30 certification.
- Prior experience managing subcontractor buyout and negotiating trade contracts directly.
- Familiarity with local municipal permitting and inspection processes across Salt Lake, Utah, and Davis counties.
Physical Requirements & Work Environment
- Regular travel between active jobsites and the office; some projects may require regional travel.
- Ability to walk active construction sites, including uneven terrain, and to climb ladders or stairs as needed.
- Ability to wear required personal protective equipment (PPE) on all jobsite visits.
- Primarily a combination of office and field work; occasional early morning, evening, or weekend availability during critical project milestones.
