About The Role

Key Responsibilities

Deal Underwriting & Execution

  • Support the evaluation and execution of infrastructure and real estate transactions, with a focus on GP-first underwriting and validation of deal points.
  • Develop detailed financial models and underwriting analyses. This includes asset- and project-level DCFs, capital structure analyses, scenario and sensitivity assessments, and returns attribution.
  • Coordinate multidisciplinary due diligence streams, including commercial, legal, technical, and tax structuring.
  • Draft high-quality Investment Committee materials (IC memos, investment notes, diligence summaries), presenting recommendations, key risks, mitigants, and proposed structures.

Portfolio Management & Monitoring

  • Monitor investment performance and associated risks.
  • Review GP and asset manager reports. Engage with sponsors and GPs on performance drivers, value-creation initiatives, operational issues, and refinancing or exit planning.
  • Maintain and enhance portfolio monitoring tools and reports, including quarterly updates, valuation commentary, risk dashboards, and exposure analytics.
  • Support ongoing governance processes and coordinate internal approvals required for material portfolio actions.

Required Qualifications, Skills and Capabilities

  • Strong understanding of infrastructure and/or real estate investing, with the ability to underwrite cash-flowing real assets and assess downside protection, resilience, and exit options.
  • Advanced financial modeling and valuation capabilities, including asset/project-level DCF and scenario/sensitivity analysis, capital structure modeling, and secondaries analytics (look-through exposure, NAV bridge/roll-forward, pricing to target IRR/MOIC).
  • Working knowledge of real asset-specific diligence considerations:
  • Infrastructure: contract structures (availability vs. volume/merchant), inflation linkage, concession life, lifecycle capex, O&M.
  • Real estate: NOI build, lease roll, market vs. in-place rents, cap rates/reversion, and debt underwriting metrics (LTV/DSCR).
  • Strong transaction management skills, with the ability to manage multiple workstreams, prioritize under tight timelines, and communicate clearly with internal partners and external counterparties.
  • Excellent written and verbal communication skills, with the ability to produce concise, decision-useful Investment Committee materials and portfolio updates.
  • Ability to collaborate effectively within a team environment.
  • Demonstrated judgment, integrity, and a strong risk mindset; comfortable operating in a controlled approval environment.
  • 4+ years of experience in infrastructure, real estate, and/or private equity investments, including direct investments, secondaries, co-investments, or investment banking roles.
  • Bachelor’s degree required, preferably in finance, economics, engineering, real assets or quantitative fields.

Preferred Qualifications, Skills and Capabilities

  • An MBA and/or professional certifications (CFA/CAIA) are a plus.
