About The Role

GreenTree Maintenance, a Veritas Investments company, is seeking experienced technicians to join our maintenance team!

JOB SUMMARY: A Remediation Technician is responsible for executing environmental remediation, water intrusion mitigation, structural drying, mold containment, hazardous building material removal (as compliant with certification), and restoration prep work in occupied and unoccupied residential buildings throughout San Francisco and Oakland. The Remediation Technician performs site assessments, sets up containment systems, coordinates testing, documents work progress, and ensures compliance with all California environmental and safety standards. This role requires strong field execution, accurate documentation, and the ability to work safely in occupied residential environments.

ESSENTIAL DUTIES & RESPONSIBILITIES

Perform structural drying activities including equipment placement, monitoring, adjustment, and moisture verification in accordance with industry standards

Communicate daily with remediation supervisor, residents, property managers and skilled trades

Participate in on-call rotation and respond to emergency water intrusion or remediation events as required

Assess water damage, moisture levels, mold growth, environmental concerns and safety hazards

Build and dismantle containment systems (poly walls, zipper doors, negative air setups)

Operate dehumidifiers, air movers, HEPA vacuums and negative air machines

Perform selective demolition (drywall, flooring, carpet, cabinetry, insulation, baseboard, sheathing)

Conduct microbial remediation and material removal per scope and regulatory guidelines

Coordinate and assist with third-party testing (mold, asbestos, lead, IAQ, moisture mapping)

Perform detailed reporting with photo documentation and moisture readings

Maintain chain of custody procedures for environmental samples when required

Prepare job sites to ensure safety for residents, staff and vendors

Collect and submit daily logs, moisture maps, change orders, supply requests and time sheets

Deploy, monitor, track, and return remediation and drying equipment (including dehumidifiers, air movers, HEPA machines, meters, and PPE) in accordance with company inventory, maintenance, and documentation procedures

Follow federal, state and local regulations including EPA, OSHA, RRP Lead, AHERA, and tenant safety requirements

Conduct all business in accordance with company policies, SF Fair Chance Ordinance, and regulatory compliance

Perform additional duties as assigned

SKILLS AND ABILITIES

  • Knowledge of remediation, water intrusion and microbial removal processes
  • Familiarity with PPE use, fit testing and respiratory protection
  • Ability to read scopes, testing reports, and moisture maps
  • Strong documentation, reporting and job tracking skills
  • Ability to operate remediation and testing equipment (meters, HEPA, dehumidifiers, etc.)
  • Problem-solving in complex occupied-unit environments
  • Excellent communication and resident-facing customer service
  • Ability to lift up to 75 pounds, work in confined spaces, and perform selective demolition
  • Ability to handle multiple simultaneous projects with urgency and accuracy

QUALIFICATIONS

  • High school diploma or equivalent required
  • IICRC WRT or Mold Remediation cert preferred (not required for entry)
  • Lead RRP, Asbestos Awareness, and Mold certifications required or to be obtained within a defined onboarding timeframe (company-supported)
  • OSHA-10 required (OSHA-30 a plus)
  • 1–3 years experience in remediation, restoration, abatement, construction or maintenance preferred
  • Entry-level candidates considered with relevant construction, maintenance, or restoration background and willingness to obtain required certifications
  • Must own and effectively use a smartphone for reporting and communication
  • Valid driver’s license and reliable transportation

WORKING CONDITIONS

  • Frequent exposure to water, mold, dust, airborne particles, and regulated materials
  • Regular use of respirators, PPE, gloves and protective suits
  • Work performed in occupied and unoccupied units across variable conditions
  • Must be able to stand, climb, crawl, kneel and lift regularly
  • Work often performed in emergency or time-sensitive scenarios
  • Must be able to pull, push, lift or carry up to 75 pounds
  • Noise levels may vary from moderate to loud
  • Work schedule may include evenings, weekends, or emergency response depending on project needs
