Construction Maintenance Project Specialist

About The Role
is not intended to be all-inclusive; employees will perform other reasonably related business duties as assigned by the immediate supervisor, facility manager, compliance manager, director of engineering, and/or hospital administration as required.
- Maintains utmost level of confidentiality at all times.

- Uses Computer Maintenance Management System (CMMS) to document all work performed throughout the building
- Using Computer Maintenance Management System (CMMS) to comply with PM’s: weekly, monthly, quarterly, semi-annually, and annually
- Ensures timely and cooperative inter- and intra-departmental relationships and communications throughout the hospital and the system and with individuals external to the hospital and system.
- Performs work in buildings and other structures, roads, pathways, walks, fences, and related facilities.
- Performs work in installation, maintenance, and repair of plumbing, electrical, steam, heating, domestic and irrigation water pump systems, sewage roads, pathways, walks, fences, and other systems, equipment, and facilities.
- Operates and maintains any tools and equipment that are being used in a project/job/repair.
- Transports materials and equipment to project locations;
- Construct and remodel facilities in accordance with project requirements; assist in the preparation of engineering data;
- Repair or alter buildings and other structures such as offices, laboratories, shops, sheds, partitions, from plans, sketches or instruction; construct new facilities from blueprints and specifications;
- May perform other duties and responsibilities as assigned.
- Install, maintains and repairs buildings, utility systems and equipment as required.
- Performs such other duties as may be required in order to assure the proper operation of all equipment and utilities as needed in the daily operation of hospital systems.
- Observe and comply with federal, state, and local electric codes; establish and implement prudent safety policies and procedures; observe safety of others and recommend precautionary action if necessary while repairs are in progress.
- Provide assistance in various other areas of maintenance as required; perform semi-skilled to skilled maintenance repair and construction work in the basic trades.
- May be required to utilize basic cleaning and other chemicals.
- May assist in training, assigning and checking the work of new employees.
- Examines mechanical equipment to diagnose trouble. Adjusts functional parts of mechanical devices as necessary. Disassembles machines and repairs or replaces broken parts.
- Inspects completed repairs/jobs/projects.
- Ensures the condition of lighting and power panels are well maintained, that they are clean and properly labeled. Ensure that the panel directories are up to date.
- Inspect installations to ensure that electrical safety is maintained, where systems have been altered or improperly worked. Ensure that these systems are returned to compliance with the national electric code.
- Ability to use test equipment and make calculations for sizing conduit, conductors and over current protection devices. Must know how to size equipment and determine demands under all conditions.
- Inspect, troubleshoot, repair, rebuild, and maintain boilers, heating and ventilating systems, power distribution systems, refrigeration equipment and air conditioning systems;
- Prepare drawings and maintain documentation of construction and alteration projects;
- Perform preventative maintenance and repair work on all types of mechanical, electrical, pneumatic and hydraulic equipment;
- Maintain a moderate inventory for day to day operations. Orders parts correctly and keep up with proper paperwork.
- Ability to communicate well: must be able to follow written and oral directions.
- Ability to interpret and read blueprints, specifications, etc.
- Strong troubleshooting skills and ability to resolve problems quickly and reliably.
- Ability to provide technical solutions to real time problems.
- May be required to test emergency generators and record keeping as per standard requirements.
- Ensures familiarization with requirements specified by TJC/CARF/DOH and other relevant regulatory agencies and organizations.
- Reports all accidents and injuries in a timely manner.
- Participates in regular safety meetings, safety training and hazard assessments.
- Applies all applicable OSHA and related local safety requirements to all assigned work.
- Performs all work in accordance with established safety procedures.
- May perform grounds keeping activities.
- May be required to assist with special events.
- Assists skilled trade workers in one or more areas performing specific or standard duties to learn new skills as required for advancement and certification.
- Keep and maintain all emergency lighting such as exit lights and signs including parking lot lighting.
- Maintain proper operation of transfer switches, generator alarm panels and assure that they are working properly at all times.
- Works with and monitors outside contractors while they are doing work in the hospital to insure the work is done in accordance with required standards.
- Monitors and reports on all project work associated with the facility.
- May drive a cart and/or drive a company vehicle to pick up supplies and/or drive to offsite properties to complete work request.
- Must maintain appropriate licensing, credentials and acceptable driving record.
- Obey traffic laws and safety procedures
- May direct helpers;
- Perform related duties as required.
Education and/or Experience
- High school diploma or general education degree (GED); Five years of experience in commercial/healthcare construction, carpentry, drywall installer, frame work, acoustical carpenter.
