POSITION SUMMARY
Responsible for the supervision, planning, direction and execution of work activities of maintenance personnel.
ESSENTIAL FUNCTIONS
- Organizes and assigns workflow and ensures delegated tasks are completed;
- Oversees or leads the daily operation of maintenance crews;
- Plans, schedules, and coordinates project activities;
- Prepares project cost estimates and work time table for Manager;
- Monitors work orders to ensure schedules are maintained and deadlines met;
- Performs administrative functions such as approving timesheets, conducting performance appraisals and addressing personnel issues;
- Ensures credit card receipts are collected for timely closing out of monthly statements;
- Utilizes Share Point/HDS work order system to open/close and create preventive maintenance schedules for properties and or equipment;
- Screens purchased equipment and material to monitor spending;
- Performs type of work supervised when necessary;
- Responds to delays, emergencies, and other work site related problems;
- Inspects work to ensure workmanship conforms to specifications and schedules;
- Insures maintenance crew adhere to safety protocols;
- Other position related duties as assigned and required;
Qualifications
MINIMUM REQUIREMENTS
High School Diploma or its equivalent GED; five (5) years work experience in building maintenance, management, construction or related field and three years of maintenance-related experience in a supervisory position; must possess valid Texas Drivers license and be insurable; must be able to successfully pass a post-offer drug screen and a criminal background check.
KNOWLEDGE, SKILLS, AND ABILITIES
Knowledge of carpentry, plumbing, mechanical, electrical, and HVAC; knowledge of materials, methods, and the tools involved in the construction or repair of houses, buildings, or other structures; knowledge of MicroSoft software such as Word, Excel and Access; knowledge of EWS timekeeping system; ability to communicate effectively both orally and in writing; knowledge of resource allocation, leadership technique, and coordination of people and resources; knowledge of machines and tools, including their designs, uses, repair, and maintenance; ability to establish and maintain effective working relationships with staff; ability to lead a group or team effectively; ability to work independently or with a group; ability to plan, assign, train, direct, and evaluate subordinate staff.
PHYSICAL REQUIREMENTS
While performing the essential functions of this position, the employee is frequently required to stand, sit, talk, and hear. The employee is also required to reach with hands and arms; climb, balance; stoop, kneel or crouch. The employee is required to lift up to 50 pounds. The vision requirements include: close vision, peripheral vision and ability to adjust focus. Employee works indoors and outdoors in adverse weather conditions.
